What's in a bathroom renovation
A bathroom is the smallest room in the house and one of the most complicated to renovate, because plumbing, drainage, waterproofing, electrics, tiling and fittings all happen in a few square metres. A typical full renovation runs like this:
- Strip-out of old tiles, fittings and, often, the old screed.
- Plumbing and drainage changes, with new pipes in the walls and floor while they're open.
- Electrical work for lights, extractor fan, heated towel rails and plug points.
- Screeding the floor, with a fall towards the shower drain if needed.
- Waterproofing in the shower and other wet areas.
- Tiling walls and floors.
- Fitting the toilet, basin and vanity, bath or shower, taps, shower screen and accessories.
Waterproofing: the step you can't see
Tiles and grout are not waterproof on their own. Water gets through grout lines and hairline cracks, and if there's nothing underneath to stop it, it soaks into walls and the floor slab, causing damp in the next room, rot in skirting boards, and tiles that loosen.
Every shower should have a waterproofing membrane under the tiles, covering the floor and lapping up the walls, carefully detailed around the drain and the corners. It's the single most important step in a bathroom renovation and the easiest one to skip, because it disappears under the tiles. Ask every renovator exactly how they waterproof a shower.
Showers, baths and walk-ins
Many people now replace a bath they rarely use with a large shower. Walk-in showers with a level or near-level floor look clean and suit people with limited mobility, but need the floor screeded to a careful fall, and often a linear drain, so water doesn't run out into the room.
Shower screens, bath screens and any glass close to a bath or shower must be safety glass. Under the glazing part of the building regulations, SANS 10400-N, glazing in shower and bath enclosures, and glazing close to them, must be safety glazing. Reputable suppliers supply toughened or laminated glass as standard.
Plumbing and electrics
Use a plumber registered with the Plumbing Industry Registration Board (PIRB), and ask whether your municipality requires a plumbing certificate of compliance for the work. Electrical work in bathrooms is subject to strict rules on where fittings and plug points may go near water, and needs an electrical certificate of compliance from a registered electrician.
Good ventilation is easy to overlook. An extractor fan, or a window that's actually opened, prevents the condensation and mould that ruin new paint and grout.
What bathroom renovations costs
Published 2026 guides put a basic bathroom refit at roughly R30,000 to R70,000, a mid-range renovation at about R70,000 to R150,000 and a premium en-suite from R150,000 upwards. Tiling alone runs about R230 to R800 per m² supplied and fitted, and fittings such as the vanity and toilet can swing the total by tens of thousands of rand.

Before you hire: a bathroom renovations checklist
Bathroom quotes vary widely, and the cheapest often leaves out the work you can't see.
Ask exactly how the shower will be waterproofed
Ask which membrane system will be used, and how it's applied around the drain and corners. If waterproofing isn't on the quote, it isn't in the price.
Get fittings specified or priced separately
Toilets, basins, taps, screens and vanities vary enormously in price. Ask for brands and models, or a separate allowance you can control.
Use registered trades
Ask for the plumber's PIRB registration and the electrician's registration, and make sure the certificates are included.
Check the glass is safety glass
Shower and bath screens must be safety glass under SANS 10400-N. Ask the supplier to confirm.
Plan for living without the bathroom
Ask how long the bathroom will be out of use, and, if it's your only one, how the work can be phased.
Ask about the guarantee on leaks
Ask what's guaranteed if the shower leaks after completion, and for how long.
Where these rules come from
- Glazing (SANS 10400-N), SANS 10400 Building Regulations

Bathroom Renovations questions, answered
How long does a bathroom renovation take?
A full renovation usually takes a few weeks, because screed, waterproofing and tile adhesive each need time to cure. Ask your renovator for a timeline that includes curing times.
Does a shower need waterproofing under the tiles?
Yes. Tiles and grout aren't waterproof on their own. A membrane under the tiles is what stops water soaking into walls and floors.
Do shower screens have to be safety glass?
Yes. Under SANS 10400-N, glazing in and near bath and shower enclosures must be safety glass, such as toughened or laminated glass.
Can I replace my bath with a shower?
Usually, yes. The drain may need moving and the floor re-screeded to a fall, and waterproofing is essential. If you're selling soon, consider whether buyers in your area expect a bath.
Can new tiles go over old bathroom tiles?
Sometimes on walls outside the shower, if the old tiles are sound. In showers, the old tiles should come off so a proper waterproofing membrane can go in.
Why is there mould in my bathroom?
Usually condensation from poor ventilation. An extractor fan, and opening a window after showering, help more than any paint.
How can I keep a bathroom renovation on budget?
Keep the toilet, basin and shower drain in roughly the same places, so plumbing doesn't move, and choose fittings before work starts. Don't save on waterproofing.
