Roof coverings
| Covering | Worth knowing |
|---|---|
| Concrete tiles | The most common roof on South African homes: durable and affordable. Heavy, so they need a roof structure designed for their weight. |
| Clay tiles | Long-lasting and colour-fast, at a higher price. Also heavy. |
| Metal sheeting (IBR, corrugated, concealed-fix) | Light, quick to install and suits low-pitched and modern roofs. Can be noisy in rain and hail without insulation underneath. |
| Fibre-cement and slate | Fibre-cement sheets and slates are common on older homes. Old fibre-cement may contain asbestos. |
| Thatch | Excellent insulation and a distinctive look, but needs specialist thatchers, regular maintenance and fire precautions. |
Finding a leak
Roof leaks rarely come from the middle of a tile or sheet. Most come from the details: flashings where the roof meets a wall or chimney, valleys where two roof slopes meet, ridges, cracked or slipped tiles, rusted sheet fixings, and blocked gutters that overflow back under the covering.
Water also travels along the underside of the roof before it drips, so the stain on your ceiling may be some distance from the actual leak. A good roofer traces the path from inside the roof space as well as outside, and repairs the cause rather than smearing sealant over the visible symptom.
Repair or replace?
A roof with isolated leaks, a few broken tiles or failed flashings can usually be repaired. Re-roofing makes sense when the covering is failing everywhere: widespread cracked tiles, rusted-through sheeting, or a roof that leaks somewhere new after every storm. Rotten or sagging timbers underneath change the picture again, because the structure has to be fixed before any new covering goes on.
Roof structures and trusses
A new roof, or a change from sheeting to heavier tiles, means designing the roof structure to carry it. Timber roof trusses are designed and manufactured to SANS 10243, and the roof structure must meet the roof requirements of the building regulations (SANS 10400-L). Municipalities require a competent person, normally an engineer registered with the Engineering Council of South Africa, to take responsibility for an engineered roof and sign it off on completion.
Many truss fabricators are accredited by the Institute for Timber Construction South Africa (ITC-SA), which audits them annually. Using an accredited fabricator and erector makes the engineer's sign-off straightforward.
Asbestos roofs
Corrugated fibre-cement roofs on older homes often contain asbestos. Cutting, drilling, breaking or pressure-cleaning them releases harmful fibres. Under the Asbestos Abatement Regulations, 2020, removing asbestos roofing must be done by a contractor registered with the Department of Employment and Labour, following a written work plan. Ask for proof of registration before anyone touches an asbestos roof.
What roofing costs
Metal sheeting such as IBR typically costs about R350 to R800 per m² supplied and fixed, and concrete tiles roughly R500 to R1,100 per m². A full re-roof with stripping, battens and underlay runs about R550 to R1,200 per m², so a 150 m² house roof often lands near R90,000 to R210,000. Minor leak repairs are usually R850 to R4,500 a job.

Before you hire: a roofing checklist
Roofing is skilled, dangerous work at height, and mistakes show up the next time it rains.
Ask how they'll find the leak
A roofer who inspects only from the outside, or plans to seal everything with a coating, may miss the cause. Ask them to explain where they think the water is getting in.
Check the roof structure is assessed
Ask whether the trusses and battens will be inspected, and what happens if rot or damage is found.
For new roofs, ask about the engineer's sign-off
Ask who designs the structure, whether the trusses come from an ITC-SA accredited fabricator, and who will issue the engineer's certificate.
Use a registered contractor for asbestos
Asbestos roofing must only be removed by a registered asbestos contractor. Don't accept a quote that treats it like ordinary sheeting.
Ask about safety at height
Ask how the team will work safely on your roof, and confirm they have public liability insurance if a tile or tool falls.
Get the guarantee in writing
Ask what's guaranteed, for how long, and whether a leak in the same place will be fixed free of charge.

Before you request quotes
The questions people ask us most.
Is it really free?
Yes. Requesting quotes costs you nothing. The providers pay to receive requests, which is how the service is funded.
Will I be flooded with calls?
No. Your details go only to the providers quoting on your job, up to 3 of them.
Do I have to accept a quote?
No. Compare the quotes, ask questions, and accept one if it suits you. If none do, you don't have to go ahead.
Are the providers any good?
More than 200 registered service providers quote through our network. Compare quotes carefully, ask for references and photos of past work, and use the checklist on each service page before you hire.
How quickly will I hear back?
The roofers who quote on your job contact you directly by phone or email.
What if I'm not happy with any of the quotes?
You don't have to accept any of them. If the prices are all higher than you expected, ask each provider what's driving the cost. The answers often show what the job really needs.
Is my information safe?
We handle your personal information in line with the Protection of Personal Information Act (POPIA) and share it only with the providers quoting on your job, up to 3 of them. Our privacy policy explains what we collect and your rights.
Roofing questions, answered
Why does my roof leak only in heavy storms?
Driving rain and wind push water under flashings, ridges and tiles that stay dry in light rain, and overflowing gutters can back water up under the covering. These are the details a roofer should check first.
Can I replace my sheeting roof with tiles?
Only if the roof structure can carry the extra weight. Tiles are much heavier than sheeting, so the structure usually needs to be checked, and often redesigned, by an engineer.
Do I need an engineer for a new roof?
Yes. Municipalities require a competent person, normally an ECSA-registered engineer, to take responsibility for an engineered roof structure and sign it off on completion.
Is my old roof asbestos?
Corrugated fibre-cement roofs on older homes often contain asbestos. Have a sample tested if you're unsure, and don't cut or pressure-clean it. Removal must be done by a registered asbestos contractor.
Should I paint my roof?
Roof paint can refresh tiles or protect sheeting, but it won't fix leaks or broken tiles. Repair the roof first, then paint if you want to.
How often should a roof be inspected?
Check it after severe storms and every few years otherwise, clearing gutters and valleys and replacing broken tiles before they cause leaks.
