Brick, block or precast?

The material you choose sets the cost, the look and how long the wall takes to build.

TypeWhat it isWorth knowing
Precast concrete panelsFactory-made concrete panels slotted between precast postsThe quickest and usually cheapest wall. The panel look is distinctive, and the wall can be painted.
Brick or block, plasteredBuilt in brick or concrete block on a concrete foundation, then plastered and paintedSolid, quiet and good-looking. Slower and more expensive, but can match the house.
Face brickBuilt in brick with a finished face, no plasterNeeds no paint and weathers well. Costs more for the brick and the neat workmanship.
Combination wallsBrick piers with palisade, ClearVu or timber panels between themSolid where it counts, see-through elsewhere. Popular on front boundaries.

Height rules

Under the National Building Regulations, a free-standing wall that's no higher than 1.8 m at any point and doesn't retain soil counts as minor building work. You don't need full building plans, but the municipality's building control officer may still need to authorise the work before it starts.

Walls higher than 1.8 m, and walls that hold back soil, need plans and approval. Some municipalities allow slightly higher walls without plans under their own by-laws, and many estates and complexes set their own maximum heights and finishes, so check locally before you build.

Foundations and movement

A wall is a long, heavy structure sitting on the ground, so its foundation decides whether it stays straight. A brick wall needs a continuous concrete strip foundation; precast posts need concrete footings. On clay soils, or where trees grow close to the line, walls are especially prone to cracking, and the foundation may need to be deeper or reinforced.

Long brick walls also need movement joints at intervals, so the wall can expand and shrink without cracking. Straight vertical cracks at regular spacing on old walls are often where a movement joint should have been.

Raising or repairing an existing wall

Adding height to an existing wall is common, but the old wall and its foundation have to carry the extra weight. Ask the builder to check the condition of the existing wall before you commit, and remember the height rules still apply to the finished wall.

Leaning or cracked walls can sometimes be repaired with buttress piers or rebuilt in sections. A wall leaning towards the street or a neighbour's property is a safety risk; get it looked at promptly.

What boundary walls costs

Expect to pay about **R620 to R1,000 per metre** for a standard 1.8 m precast concrete wall, supplied and installed, and about **R1,200 to R2,500 per metre** for a plastered brick wall of the same height. Going up to 2.4 m adds roughly a third to the brick price. Pillars, painting and removing an old wall are usually extra.

Before you hire: a boundary walls checklist

Building a wall is simpler than building a house, but the same rules about foundations and approvals apply.

  • Check the height and approval rules first

Walls up to 1.8 m that don't retain soil count as minor building work. Anything higher or retaining needs plans. Ask the builder who arranges approval.

  • Confirm your boundary

Know exactly where your boundary pegs are. A wall built over the line can end up having to be demolished.

  • Get the foundation specified

Ask for the size and depth of the foundation or footings in writing, especially on clay soils.

  • Ask about movement joints

Long brick walls need movement joints. Ask how many and where.

  • Clarify plaster and paint

Is the price for a bare wall, plastered, or plastered and painted? On both sides, or only one?

  • Talk to your neighbour

On a shared boundary, agree the wall, the finish on their side and access for building before work starts.

Where these rules come from

Before you request quotes

The questions people ask us most.

Is it really free?

Yes. Requesting quotes costs you nothing. The providers pay to receive requests, which is how the service is funded.

Will I be flooded with calls?

No. Your details go only to the providers quoting on your job, up to 3 of them.

Do I have to accept a quote?

No. Compare the quotes, ask questions, and accept one if it suits you. If none do, you don't have to go ahead.

Are the providers any good?

More than 200 registered service providers quote through our network. Compare quotes carefully, ask for references and photos of past work, and use the checklist on each service page before you hire.

How quickly will I hear back?

The wall builders who quote on your job contact you directly by phone or email.

What if I'm not happy with any of the quotes?

You don't have to accept any of them. If the prices are all higher than you expected, ask each provider what's driving the cost. The answers often show what the job really needs.

Is my information safe?

We handle your personal information in line with the Protection of Personal Information Act (POPIA) and share it only with the providers quoting on your job, up to 3 of them. Our privacy policy explains what we collect and your rights.

Boundary Walls questions, answered

How high can I build a boundary wall without plans?

Under the National Building Regulations, a free-standing wall up to 1.8 m high that doesn't retain soil counts as minor building work, so no plans are needed, although the municipality may still need to authorise it. Check your municipality's by-laws and any estate rules.

Is a precast wall as good as a brick wall?

Precast is quicker and cheaper and does the job of a boundary well. Brick or block walls are more solid, quieter and easier to make look like part of the house. Both last if their foundations are right.

Why do boundary walls crack?

Common causes are a foundation that's too small for the soil, tree roots, and missing movement joints. Clay soils that swell and shrink with the seasons make cracking more likely.

Can I add height to my existing wall?

Often, yes, if the wall and foundation are sound enough to carry it. The finished height still has to meet the building rules, so walls over 1.8 m need approval.

Who pays for a wall on a shared boundary?

That's for you and your neighbour to agree. Put the agreement in writing, including the finish on each side and who maintains the wall.

Does a retaining wall count as a boundary wall?

Not for approval purposes. Walls that hold back soil are excluded from the minor building work exemption and need proper design and approval, whatever their height.
