Not the vinyl you remember

Modern vinyl flooring looks very little like the thin sheet flooring of decades ago. Today's planks and tiles carry realistic wood and stone prints, with textured surfaces to match, and they're waterproof right through. That's why vinyl has become a popular choice for kitchens, bathrooms, rentals and homes with children and pets.

Types of vinyl

TypeWhat it isBest for
Glue-down LVTThin, flexible luxury vinyl planks or tiles glued to a smooth screedLarge areas and commercial spaces; very stable once fixed, but needs a near-perfect subfloor
Click LVTThicker flexible planks that click together and floatQuick installs in homes; still needs a flat floor
SPC (rigid core)Click planks with a stiff stone-plastic composite coreHides small floor imperfections better and feels more solid underfoot
Sheet vinylLarge rolls laid with few or no jointsBathrooms and utility rooms, where a seamless, watertight surface matters

Wear layer: the number that matters

Every vinyl plank has a clear wear layer on top, measured in millimetres or mils, which protects the print from scratches and scuffs. A thicker wear layer lasts longer in busy areas. Overall plank thickness tells you less; ask for the wear layer thickness when you compare quotes.

Preparation is everything

Vinyl is thin and flexible compared with laminate or wood, so it shows every bump, ridge and dip in the floor underneath, sometimes only once light shines across it. Glue-down vinyl needs the flattest floor of all; rigid SPC is more forgiving.

Expect the installer to check the floor with a straight edge, grind high spots, fill dips and, often, lay a self-levelling compound. Vinyl can usually go over existing tiles if the grout lines are filled and the surface is levelled, otherwise the tile pattern can show through over time.

Living with vinyl

Vinyl is comfortable underfoot, quieter than tiles and easy to clean. It can be dented by heavy, pointed furniture legs, so use protective pads. Strong, direct sunlight through large windows can fade some products, and very hot surfaces can mark them; ask about UV resistance for sunny rooms.

Vinyl in bathrooms

Vinyl's water resistance makes it a natural choice for bathrooms, especially as an affordable alternative to retiling. The planks themselves won't be damaged by splashes, but water can still find its way underneath at the edges. A good installer seals around the bath, shower tray and toilet base with a flexible sealant, and keeps the planks clear of the shower itself unless the product and installation are designed for it.

Sheet vinyl, with few or no joints, is the most watertight option for small bathrooms and utility rooms. For a bathroom, ask whether the toilet will be lifted so the vinyl runs neatly underneath, rather than being cut around it.

What vinyl flooring costs

In 2026, click SPC and luxury vinyl planks typically cost **R450 to R850 per m²** supplied and installed, while sheet vinyl comes in lower at around **R300 to R500 per m²**. Fitting labour on its own is about R150 to R250 per m², and a self-levelling compound, if the floor needs one, adds R120 to R250 per m².

Before you hire: a vinyl flooring checklist

Most vinyl problems trace back to the floor underneath. Get the preparation in writing.

  • Ask what floor preparation is included

Grinding, filling and self-levelling compound can be a significant part of the cost. Ask for each to be listed.

  • Get the type and wear layer in writing

Glue-down, click LVT or SPC? And how thick is the wear layer? These decide how the floor performs.

  • Ask about laying over existing tiles

If tiles are staying, ask how grout lines will be filled so they don't show through.

  • Check suitability for wet areas

For bathrooms, ask how edges, joints and the area around the toilet and bath will be sealed.

  • Ask about sun exposure

For rooms with lots of direct sun, ask whether the product is UV-stable and suitable.

  • Keep spare planks

Ask for spare planks from the same batch so damaged ones can be replaced to match.

Vinyl Flooring questions, answered

Is vinyl flooring really waterproof?

The planks themselves are waterproof. Water can still get underneath through edges and gaps, so in bathrooms, edges around baths, showers and toilets need proper sealing.

What's the difference between LVT and SPC?

LVT is flexible luxury vinyl, either glued down or clicked together. SPC has a rigid stone-plastic core, so it feels more solid and hides small floor imperfections better.

Can vinyl be laid over tiles?

Usually, yes, if the tiles are firmly fixed, the grout lines are filled and the surface is levelled. Otherwise the tile pattern can show through.

Vinyl or laminate?

Vinyl is waterproof and quieter, so it suits kitchens and bathrooms. Laminate has a harder surface and can feel more like wood. Both suit living areas.

Does vinyl fade in the sun?

Some products can fade in strong, direct sunlight. Ask for UV-stable products for sunny rooms, and consider blinds or curtains.

How do I clean vinyl flooring?

Sweep or vacuum, and mop with a damp mop and a mild cleaner. Avoid harsh solvents, and use pads under furniture legs.
