Diagnosis comes first
"Damp" is a symptom, and the cure depends entirely on where the water is coming from. The same stain on a wall can be caused by rising damp, rain driving through the wall, a leaking pipe or condensation. Treating the wrong one wastes the money and leaves the problem.
| Type | Typical signs | Usual cause |
|---|---|---|
| Rising damp | A tide mark up to about a metre above the floor, flaking plaster, white salt deposits at the base of walls | Ground moisture rising through walls with no damp-proof course, or one that's damaged or bridged |
| Penetrating damp | Patches that grow after rain, often on exposed walls or below parapets | Rain getting through cracked plaster, failed paint, parapet walls, window sills or roof junctions |
| Leaks | Damp that's there in dry weather, often near bathrooms, kitchens or the geyser | Leaking pipes, showers or geysers |
| Condensation | Mould on cold walls, behind furniture and in bathrooms, worst in winter | Warm, moist air meeting cold surfaces; poor ventilation |
Rising damp and the damp-proof course
Walls are built with a damp-proof course (DPC), a waterproof layer near the base, to stop ground moisture rising. Rising damp happens when there isn't one, it has failed, or it's bridged: soil, paving, plaster or a flower bed built up above the DPC gives water a way round it.
Removing the bridge, by lowering paving or soil, or cutting plaster back above the DPC, sometimes fixes the problem on its own. Otherwise, a new chemical DPC can be injected into the wall, and the salt-contaminated plaster is replaced with a suitable render. Plastering over rising damp without treating it just moves the tide mark higher.
Flat roofs, parapets and balconies
Flat concrete roofs, balconies and the tops of parapet walls are where most waterproofing work is done. Common systems include torch-on bitumen membranes, laid in sheets and sealed with heat, and liquid-applied membranes, painted on in layers with a reinforcing fabric. The system has to suit the surface, the slope and whether people will walk on it.
On a flat roof, ponding water is the enemy. A good contractor checks the falls and the outlets before covering everything in a new membrane.
Showers and wet areas
Leaking showers usually leak through failed grout and silicone, or around the drain, because the shower was never properly waterproofed under the tiles. A lasting fix often means lifting the tiles, installing a waterproofing membrane, and retiling. Sealing the surface helps temporarily, but water already under the tiles has to go somewhere.
What waterproofing and damp proofing costs
Liquid-applied membranes cost roughly R70 to R300 per m² and torch-on bitumen about R120 to R500 per m², with a typical small flat roof landing between R12,000 and R35,000. Chemical damp-proof injection for rising damp runs about R350 to R600 per metre of wall, and more than double that once the wall is replastered.
- Torch-on bitumen membrane, flat roof
- R120–R500/m²
- Liquid-applied membrane (acrylic or polyurethane)
- R70–R300/m²
- Rising damp: chemical damp-proof course injection
- R350–R600/metre
- Damp-proof coating on exterior walls
- R80–R150/m²

Before you hire: a waterproofing and damp proofing checklist
Waterproofing has no trade registration, and the industry has its share of one-product-fixes-everything sellers. Look for diagnosis, not a sales pitch.
Expect an inspection and an explanation
Ask each contractor what type of damp you have and why they think so. Be wary of anyone who sells a product before they've investigated.
Get the system and product named
Ask for the membrane or treatment by name, how many layers, and the preparation, so quotes can be compared.
Check for bridging first
For rising damp, ask whether a bridged damp-proof course could be the cause. It's sometimes a much cheaper fix.
Ask about falls and outlets on flat roofs
A new membrane over a roof that ponds water won't last. Ask how drainage will be improved.
Get the guarantee in writing, with its conditions
Ask how long the work is guaranteed, what's excluded, and whether regular maintenance is required to keep the guarantee valid.
Fix leaks with the right trade
If the damp comes from a leaking pipe or geyser, you need a plumber first. Waterproofing won't fix a burst pipe.
Before you request quotes
The questions people ask us most.
Is it really free?
Yes. Requesting quotes costs you nothing. The providers pay to receive requests, which is how the service is funded.
Will I be flooded with calls?
No. Your details go only to the providers quoting on your job, up to 3 of them.
Do I have to accept a quote?
No. Compare the quotes, ask questions, and accept one if it suits you. If none do, you don't have to go ahead.
Are the providers any good?
More than 200 registered service providers quote through our network. Compare quotes carefully, ask for references and photos of past work, and use the checklist on each service page before you hire.
How quickly will I hear back?
The waterproofing contractors who quote on your job contact you directly by phone or email.
What if I'm not happy with any of the quotes?
You don't have to accept any of them. If the prices are all higher than you expected, ask each provider what's driving the cost. The answers often show what the job really needs.
Is my information safe?
We handle your personal information in line with the Protection of Personal Information Act (POPIA) and share it only with the providers quoting on your job, up to 3 of them. Our privacy policy explains what we collect and your rights.
Waterproofing and Damp Proofing questions, answered
How do I know if I have rising damp?
Typical signs are a tide mark up to about a metre above the floor, flaking plaster and white salt deposits at the base of walls. Other kinds of damp can look similar, so get a proper diagnosis before paying for treatment.
Can I just paint over damp?
No. Paint over damp blisters and peels, and so-called damp-proof paints only hide the symptom. Fix the source of the water first.
What causes damp after rain?
Usually penetrating damp: rain getting through cracked plaster, failed paint, parapet walls, sills or roof junctions. Repairing the entry point and the exterior finish is the fix.
Torch-on or liquid membrane for a flat roof?
Both work when they suit the surface and are applied properly. Torch-on is robust on large flat areas; liquid membranes handle complex shapes and details well. Drainage and preparation matter more than the product.
Why does my shower leak through the wall?
Usually through cracked grout, failed silicone or around the drain, because there's no proper waterproofing under the tiles. A lasting fix often means retiling over a waterproofing membrane.
How long does waterproofing last?
It depends on the system, the preparation and the exposure. Ask for the guarantee period in writing, and what maintenance is needed to keep it valid.
Is mould on my walls caused by damp?
Often by condensation rather than water coming in from outside, especially in bathrooms and cold rooms in winter. Better ventilation and heating usually help more than waterproofing in that case.
