Aluminium windows are priced per unit, by size and opening type, rather than per square metre. One national manufacturer's 2026 price list works out at about R1,130 to R2,470 per m² of window, supply only and excluding VAT, with smaller windows costing more per m² than large ones. Fitting adds roughly R400 to R900 per window.

Doors are where quotes vary most. The cheapest prices you'll see online are for stock-size doors sold off the shelf. Made-to-measure doors, built on heavier profiles to fit your exact opening, cost several times as much. When comparing quotes, check which kind you're being offered.

Several sources we used state their prices exclude VAT, and others don't say. Add 15% to any figure from a VAT-registered supplier. The door figures in particular come from a small number of sources that don't fully agree, so treat them as a guide from limited published data.

What moves the price

Pushes the price up

  • Made-to-measure sizes. Custom sizing can add 30 to 50% compared with a stock window or door of similar size.
  • Replacing steel frames. Chopping out old steel and making good the plaster adds R700 to R1,100 per opening.
  • Coloured finishes. Bronze or charcoal powder coat adds about 8 to 15% over a plain mill finish.
  • Better glass. Laminated safety glass, double glazing or low-E coatings all raise the price, sometimes by thousands per door.
  • More panels. Each extra panel on a stacking door adds roughly R8,000 to R15,000 installed.
  • Coastal specification. Marine-grade hardware and tracks add about 10 to 15% in the Western Cape.

Brings the price down

  • Doing the whole house at once. One guide estimates savings of 15 to 25% per window when every window is replaced together.
  • Standard sizes. If your openings match stock sizes, catalogue windows and doors are far cheaper.
  • Sliding instead of stacking or folding. A two-panel slider costs a fraction of a multi-panel system.
  • Plain clear glass where the rules allow. Save safety and performance glass for the panes that need it.
  • Aluminium-to-aluminium swaps. Replacing an existing aluminium frame avoids the cost of removing steel or timber.

A three-bedroom house: a worked example

Say you're replacing 12 old steel windows of mixed standard sizes and adding a 3-panel stacking door to the patio. Using the ranges on this page:

  • Windows supplied and fitted: 12 × R1,800 to R5,000 = R21,600 to R60,000
  • Removing the steel frames: 12 × R700 to R1,100 = R8,400 to R13,200
  • A 3-panel stacking door, mid-range, installed: R29,000 to R44,000
  • Estimated total: roughly R59,000 to R117,200, before VAT where quotes exclude it

How this compares

The windows-only part, R30,000 to R73,200, sits close to a Cape Town company's published range of R34,000 to R68,000 for a three-bedroom replacement. Upgrading the door to double glazing would add several thousand rand, and a 4-panel bi-fold instead of a stacking door could add R20,000 or more.

Where your money goes

One 2026 breakdown of an average R3,800 window split the cost as follows. It shows why cheap quotes tend to cut either the profile or the fitting time:

  • Frame and powder coat: about 45%
  • Labour and fitting: about 27%
  • Glass: about 18%
  • Making good and sundries: about 10%

What to check on each quote

  • Whether each item is stock size or made to measure
  • The profile system and its weight class, especially for large doors
  • The glass in every pane: thickness, and whether it's laminated, toughened or double glazed
  • Whether removal of old frames and making good plaster are included
  • Installation, delivery and any site-measure fee
  • Whether prices include or exclude VAT

Costs that catch people out

Replacing a door in an existing opening often needs the old frame cut out, which one guide prices at R2,000 to R5,000 for a retrofit. Painting around new frames is rarely included unless the quote says so. A Pretoria supplier also suggests budgeting R500 to R1,000 a year per door for servicing tracks, rollers and locks.

Do prices differ by region?

A September 2026 Cape Town guide prices a fitted 1,200 × 1,200 mm window at R2,900 to R4,400 in Gauteng, R3,200 to R5,000 in Cape Town and R3,300 to R5,200 in Durban and coastal KZN, with rural areas highest at up to R5,600. It links the coastal premium to marine-grade hardware and heavier powder coating.

Another 2026 guide says Gauteng is the most competitive region for stacking doors and that Western Cape prices are 10 to 15% higher. A third source suggests Johannesburg and Pretoria can be dearer than Durban, so get local quotes rather than relying on a regional rule.

Aluminium Windows and Doors cost questions

How much does one aluminium window cost?

A 900 × 900 mm window costs about R1,300 to R2,500 supply only, excluding VAT, according to 2026 price lists. Fitted, most standard windows land between R1,800 and R5,000 each. Large windows such as 2,400 × 1,800 mm cost up to about R6,000 before installation.

Why are some sliding doors so much cheaper than others?

Catalogue sliding doors in fixed sizes start around R3,000 and are made in volume on lighter profiles. A made-to-measure door built for your opening, with heavier sections and better rollers, is quoted at R20,000 to R30,000 installed. Check which one each quote describes before comparing prices.

Is a stacking door cheaper than a bi-fold door?

Usually, yes. A 2026 guide puts a 4-panel stacking door at R38,000 to R58,000 installed, against R50,000 to R80,000 or more for a 4-panel bi-fold. Bi-folds open the full width, but their hinges and hardware cost more.

How much does double glazing add?

Published figures range from about R1,000 to R3,000 extra for a sliding door to R6,800 to R12,000 for a 4-panel stacking door. On a single window, a Pretoria job listed on one comparison site came to R12,000 installed. It pays back best on large, west-facing openings.

Do aluminium window prices include VAT?

Not always. Two manufacturer and comparison price lists we used state their prices exclude VAT, and others don't say. A VAT-registered company must add 15%. Ask for VAT to be shown on its own line so quotes can be compared fairly.
