Laminate Flooring prices at a glance

Laminate supplied and fitted on underlay usually costs R280 to R650 per m² in 2026, with premium 12 mm and AC5 boards reaching about R930 per m². Labour alone runs roughly R80 to R250 per m², so the boards you pick account for most of the price difference between quotes.

Laminate is one of the cheaper ways to get a wood-look floor in South Africa, but the price per m² on a showroom sign is only part of the bill. A finished floor also needs underlay, labour, trims at the doors and edges, and sometimes work on the floor underneath. Published 2026 prices for the complete job cluster between about R280 and R650 per m².

The boards themselves cause most of the spread. An entry-level 8 mm AC3 board can cost under R310 per m², while a 12 mm AC5 board costs more than twice that before anyone picks up a saw. Labour varies far less, usually somewhere between R80 and R250 per m².

The figures below come from South African retailer price lists, installer price pages and cost guides published between 2024 and 2026. They include VAT where the source said so. Treat them as a starting point, then compare written laminate flooring quotes for your own rooms.

What moves the price

Pushes the price up

  • Higher AC rating and thicker boards. Moving from an 8 mm AC3 board to a 12 mm AC5 board can add R400 per m² or more to the material cost.
  • An uneven or damp floor. Self-levelling compound adds roughly R120 to R300 per m², and a moisture barrier over concrete is another line item.
  • Old flooring to lift. Removing carpet, old laminate or vinyl adds R30 to R100 per m², and glued-down floors can cost R60 to R150 per m² to strip.
  • Many doorways and small rooms. Each doorway needs a threshold strip, and passages and cupboards mean more cuts and more waste.
  • Pattern laying. Herringbone ranges cost more per m² than straight planks, and the extra cuts add fitting time.
  • Wastage. Installers typically add 10 to 15% extra boards for offcuts, and you pay for that material too.

Brings the price down

  • Laying over sound, level tiles. If existing tiles are flat and firmly fixed, you skip both removal and most levelling costs.
  • Choosing AC3 for low-traffic rooms. Bedrooms rarely need an AC4 or AC5 board, so you can save the premium for the passage and lounge.
  • Large, open, rectangular rooms. Fewer cuts mean faster fitting and less waste.
  • Doing several rooms at once. One continuous floor needs fewer transition strips and spreads any fixed costs across more metres.
  • Lifting the old carpet yourself. If you're comfortable with a crowbar and a skip, you avoid paying for removal labour.

A 12 m² bedroom: the sums

Here's how a single bedroom adds up using mid-range figures from the table above. The room is 4 m by 3 m, with one doorway, and the concrete floor is already level.

  • Boards: 12 m² plus about 10% for offcuts is 13.2 m². At R303 per m² for an entry 8 mm AC3 board, that's about R4,000.
  • Underlay: 12 m² at R40 per m² is R480.
  • Labour: 12 m² at R120 per m² is R1,440.
  • One threshold strip at the door: about R200.
  • Total: roughly R6,120, or about R510 per m² of floor.

How that compares

One 2026 cost guide puts a 12 m² bedroom with underlay and skirting at R3,000 to R8,000, with R5,000 typical, so this example lands in the middle. If the same room needed self-levelling at R150 per m², add another R1,800. If you chose a 12 mm AC5 board at about R700 per m², the board cost alone would rise to around R9,240.

Reading a laminate quote line by line

Two quotes for the same room can differ by thousands of rand simply because one includes items the other leaves out. Before comparing totals, check that each quote lists:

  • The board brand, range name, thickness and AC rating, so you're comparing like with like.
  • The area being charged and the wastage allowance added on top.
  • The underlay type and price per m².
  • Removal and disposal of the existing floor, if any.
  • Any levelling, grinding or moisture barrier, priced per m².
  • Skirting or beading, threshold strips and door trimming, priced per metre or per item.
  • Whether furniture moving is included or left to you.

Saving money without a squeaky, swollen floor

The tempting cut is the underlay, but cheap foam under a cheap board is what produces the hollow, clacking floor people dislike. A better saving is to match the board grade to each room. Spend on AC4 in the passage and open-plan living area, and use a lower-cost AC3 board in bedrooms.

Timing helps too. Ordering all your rooms together keeps the boards from one batch, so colours match, and gives the installer one continuous job instead of several call-outs. Ask whether the price drops if you clear the rooms and lift the carpet yourself. Never ask an installer to skip the moisture barrier on a concrete floor: water damage from below can affect the board warranty and costs far more to fix than the barrier did.

Costs that turn up after the quote

The most common surprise is the floor underneath. Once old carpet comes up, the screed may be cracked, dusty or out of level, and self-levelling compound at R120 to R300 per m² can add a third to the bill. Ask the installer to inspect the floor before quoting, or to price levelling as a separate option.

Doors are the second surprise. Laminate and underlay raise the floor, so internal doors may need trimming to swing freely. Built-in cupboards, kitchen kickplates and the bottom stair can all need extra trims. These are small items, but six of them on one job add up.

Laminate Flooring cost questions

What does it cost to lay laminate in a whole house?

One 2026 guide puts a whole house of about 120 m² at R30,000 to R80,000 for laminate or vinyl with trims, with R50,000 typical. Another estimates R40,000 to R70,000 for around 100 m² of mid-range flooring. The final figure depends mostly on the board you choose and how much levelling the floors need.

Is underlay included in the price per m²?

Sometimes. Many installers quote laminate supplied and fitted on underlay as one rate, but retailer prices for boards almost always exclude it. Underlay on its own costs about R20 to R80 per m². Ask which underlay the rate assumes, and get a price for an acoustic one if the room is upstairs or in an apartment where noise carries to neighbours below.

How much is labour if I buy the laminate myself?

Labour-only rates in 2026 run from about R80 to R250 per m². Expect the lower end for large, square rooms on a level floor, and the higher end for small rooms, many doorways or patterned layouts. Check that the installer is happy to fit boards they didn't supply, and who carries the risk if a batch is faulty.

Why do laminate quotes differ so much?

The board grade is the biggest reason: an 8 mm AC3 board and a 12 mm AC5 board can differ by more than R400 per m². After that, look at what's included. One quote may leave out removal, levelling, threshold strips or skirting that another includes. Ask each installer to itemise, then compare line by line rather than by the total.

Is laminate cheaper than vinyl flooring?

Usually, at the entry level. Fitted laminate starts at roughly R280 per m², while rigid-core vinyl planks generally start nearer R450 per m² installed. At the premium end the gap narrows. If the room is a kitchen or bathroom, compare against [vinyl flooring costs](/cost-guides/vinyl-flooring), since water resistance may matter more than the price.
