How much does tiling cost in South Africa?
Tiling is priced in two halves: the tiler's labour per square metre and the tiles themselves. Here is what each costs in 2026, plus the prep work that quietly doubles some quotes.

Labour for floor tiling usually runs from R150 to R300 per m², with walls a little higher at up to about R350 per m². Tiles are extra: ceramic from roughly R80 per m² and porcelain from about R90 to R500 per m², so most supply-and-fit floors land between R200 and R800 per m².
| What | Typical price | Notes |
|---|---|---|
| Floor tiling, labour only | R150–R300/m² | Standard sizes up to 600 x 600 mm in a straight lay. One guide quotes from R90 per m² for simple commercial work. |
| Wall tiling, labour only | R150–R350/m² | Walls take longer per metre because of cuts around windows, plugs and taps. |
| Ceramic tiles, supply only | R80–R250/m² | |
| Porcelain tiles, supply only | R90–R500/m² | A national retailer listed porcelain floor tiles at R89.90 to R219.90 per m² in 2026; price guides put the wider market at R200 to R500. |
| Supplied and laid, porcelain | R300–R800/m² | |
| Lifting old floor tiles | R50–R150/m² | Wall tiles cost slightly more to remove, up to about R180 per m². |
| Waterproofing membrane (wet areas) | R150–R300/m² | |
| Self-levelling compound | R55–R150/m² |

Ask three tilers for a price and you may get one figure for labour only, one that includes adhesive and grout, and one that includes the tiles. None of them is wrong, but they can't be compared until you split them into the same parts. This guide does that split for you, using published 2025 and 2026 South African rates.
The single biggest swing is the tile you choose. A matt porcelain floor tile from a large chain can cost under R100 per m², while natural stone runs well past R600 per m². Labour moves less: most tilers charge somewhere between R150 and R300 per m² for a normal floor, and more for small mosaics, big slabs or fancy patterns.
Prep is where budgets slip. Lifting old tiles, levelling a dipped slab or waterproofing a shower each add their own per-metre charge, and a tiler can only price them properly after seeing the room.
What moves the price
Pushes the price up
- Large-format tiles. Tiles of 600 mm and bigger often need two people and a levelling clip system; one guide puts labour at R250 to R400 per m².
- Mosaics. Sheets of small tiles are slow to set and grout, and labour can reach R400 per m² or more.
- Herringbone and diagonal layouts. These create far more cuts. Expect a surcharge of roughly 30% to 50% on labour.
- An uneven floor. Self-levelling compound adds R55 to R150 per m², and a full screed R100 to R200 per m².
- Wet-area work. A shower or bathroom floor needs a waterproofing membrane at R150 to R300 per m² before any tile goes down.
- Edging and trims. Metal profiles on exposed edges are priced per metre, from about R50 for basic trim to R300 for premium profiles.
Brings the price down
- Standard sizes in a straight lay. 300 to 600 mm tiles laid square to the walls are the quickest work a tiler does.
- Buying the tiles yourself. Many tilers quote labour only, which lets you shop specials at tile chains.
- Sound existing tiles. If the old floor is flat and firmly bonded, tiling over it can avoid removal and rubble costs.
- One larger job instead of several small ones. Call-out fees of R350 to R800 and minimum charges hurt small jobs most.
- Ceramic on walls. Ceramic is cheaper to buy and quicker to cut, and walls don't need porcelain's hardness.
Worked example: a 14 m² kitchen floor in porcelain
Say you're replacing the ceramic floor in a 14 m² kitchen with a 600 x 600 mm rectified matt porcelain priced at R169.90 per m² at a tile chain. We've assumed 10% extra tile for cuts and spares, so you buy about 15.4 m².
| Line item | Low | High |
|---|---|---|
| Tiles: 15.4 m² x R169.90 | R2,616 | R2,616 |
| Lift old tiles: 14 m² x R50 to R150 | R700 | R2,100 |
| Adhesive and grout: 14 m² x R50 to R150 | R700 | R2,100 |
| Labour: 14 m² x R150 to R300 | R2,100 | R4,200 |
| Total | R6,116 | R11,016 |
A shower and bathroom refit costs more per metre
Bathrooms pack a lot of wall area, cutting and waterproofing into a small room, so the per-metre maths above understates them. Published 2025 to 2026 guides give a full bathroom tiling job, waterproofing included, at roughly R7,500 to R26,500, depending on size and tile choice. If you're redoing the whole room, see what a bathroom renovation involves.
To check a bathroom quote, ask for the wall and floor areas separately, the waterproofed area, and the number of metres of trim. Then multiply those by the ranges in the table above and see whether the total falls in a sensible band.
Reading a tiling quote line by line
- Area measured, split into floor and wall, in m².
- Who supplies the tiles, and whether adhesive, grout and trims are included.
- Removal and disposal of old tiles, and whether a skip is needed. Skip and rubble costs vary widely, from about R500 to R4,500.
- Surface prep: priming, levelling, screeding or crack-isolation membrane.
- Layout surcharge for diagonal, herringbone or mixed-size patterns.
- Day rate for extra work. Published day rates for a tiler run from about R800 to R1,500.
Where spending more is worth it
A flexible adhesive adds roughly R20 to R50 per m² and is the cheapest insurance you can buy on a porcelain or outdoor floor. Epoxy grout costs an extra R50 to R100 per m² but resists staining in kitchens and showers. Spending on these two lines costs far less than lifting and relaying a failed floor.
Do prices differ by region?
One South African tiling price guide says Johannesburg and Cape Town rates are typically higher than in smaller towns, and that Johannesburg work can cost 10% to 20% more than the same job in Pretoria or Centurion. Treat this as a rough indication rather than a fixed rule.

Is tiling priced per square metre or per day?
Most tilers price larger jobs per square metre, usually R150 to R300 for floors and up to R350 for walls, labour only. Small repairs and odd jobs are more often charged by the day, at roughly R800 to R1,500, or as a fixed fee. Ask which method a quote uses so you can compare like with like.
How much does it cost to tile a whole house?
Published guides put floor tiling for a typical three-bedroom home of 80 to 120 m² at about R20,000 to R50,000. That spread depends mostly on the tile you pick and on how much old flooring must come up first. Open-plan areas with few walls are cheaper per metre than many small rooms.
Why is wall tiling dearer than floor tiling?
Wall tiles must be held in place while the adhesive grabs, and walls have more cuts around plug points, windows, taps and corners. That slows the work, so labour rates for walls reach about R350 per m² compared with around R300 for floors. Splashbacks are small but cut-heavy, so the per-metre price can feel high.
What does it cost to regrout instead of retiling?
Regrouting is priced at roughly R65 to R150 per m², or about R800 to R2,500 for an average room. If the tiles themselves are sound and only the grout is stained or cracked, this is far cheaper than lifting and replacing the floor. Loose or hollow tiles, though, need relaying.
Do tiling prices include VAT?
The guides we used don't consistently say. Retail tile prices are shown including VAT, but a tiler who isn't VAT-registered won't add it, while a registered company will. Check each quote states whether VAT is included before you compare totals.
