How much does underfloor heating cost in South Africa?

Electric underfloor heating under tiles usually costs R400 to R900 per m² installed. Water-based systems for a whole home cost roughly double that.

Underfloor Heating prices at a glance

Electric cables or mats under tiles typically cost R400 to R900 per m² installed, and small wet rooms cost more per m². Water-based (hydronic) systems run from about R800 to R1,800 per m², depending on the size of the home and the heat source. A heated 6 m² bathroom usually comes to roughly R5,500 to R14,000, depending on whether new tiling is part of the job.

Underfloor heating is quoted per square metre of heated floor, not per room. The two main types are priced very differently. Electric systems use thin cables or mats bedded in tile adhesive and connected to a thermostat. Water-based systems run warm water through pipes in the screed and need a manifold, a pump and a heat source such as a heat pump or boiler.

For electric systems, 2026 price guides from South African installers mostly agree on R400 to R900 per m² installed for larger tiled rooms. Water-based systems are where sources diverge. One building contractor gives R600 to R1,200 per m², a Cape Town company says from R800 to over R1,500, and a specialist installer prices most whole homes at R1,350 to R1,750 per m² including VAT. We've used R800 to R1,800 as the realistic band.

These figures cover the heating system. New tiles, levelling compound and the electrician's connection are often quoted separately, so check what's included before you compare.

What moves the price

Pushes the price up

  • Water-based rather than electric. A manifold, pump and heat source add thousands before a single pipe is laid.
  • Small rooms. A bathroom can cost R920 to R1,325 per m² for electric heating, because fixed costs are spread over less floor.
  • Lifting an existing floor. Removing old tiles and levelling the subfloor adds R100 to R300 per m² in preparation.
  • Several zones. Each extra thermostat zone adds about R2,500 to R5,000 on larger jobs.
  • Better insulation. Perlite under a hydronic screed costs more than basic boards, though it lowers running costs.
  • Premium cables and smart controls. Higher-spec cables and Wi-Fi thermostats push the materials line up.

Brings the price down

  • Installing during a renovation. If the floor is coming up anyway, you avoid paying separately for removal and levelling.
  • Heating only where you stand. Leave out areas under baths, cupboards and kitchen units.
  • One zone per room, not more. Fewer thermostats mean less hardware and simpler wiring.
  • Electric for one or two rooms. For a single bathroom, electric is far cheaper to install than a water-based system.
  • Pipes at build stage, the rest later. One installer offers to lay hydronic pipes in the screed for R500 to R660 per m² and add the heat source later.

A 6 m² bathroom: a worked example

Say you're redoing a 6 m² bathroom and want electric heating under new tiles. Using a 2026 component breakdown from a Gauteng contractor:

  • Heating mat: 6 m² × R400 to R800 = R2,400 to R4,800
  • Thermostat and floor sensor: R950 to R2,800
  • Laying the heating: R500 to R1,500
  • Electrical connection: R500 to R1,500
  • Self-levelling compound: 6 m² × R150 to R300 = R900 to R1,800
  • Tiling labour: 6 m² × R150 to R250 = R900 to R1,500
  • Estimated total, excluding the tiles themselves: roughly R6,150 to R13,900

Checking it against another price list

A specialist installer prices the heating alone in a 6 m² bathroom at R5,500 to R8,000 including VAT. That sits comfortably inside the estimate above once you remember it excludes levelling and tiling.

What it costs to run

Running costs depend heavily on how many hours a day the floor is on. A Gauteng contractor estimates R100 to R200 a month for a medium bathroom heated three hours a day, and R200 to R400 for a kitchen heated four hours. A specialist installer, assuming longer use, puts a 6 m² bathroom at about R300 a month and a 30 m² living room at about R1,490.

Good insulation and a timer matter more than the system price here. A floor that heats the slab beneath it costs more every winter.

What an underfloor heating quote should include

  • Heated area in m², not just the room size
  • System type, brand and cable or pipe specification
  • Insulation type and thickness
  • Number of zones and the thermostat model for each
  • Electrical connection and an electrical certificate of compliance
  • For water-based systems: manifold, pump and heat source, priced separately
  • Floor preparation, levelling and tiling, if included
  • Test readings before and after the floor is laid
  • Whether prices include VAT

Underfloor Heating cost questions

Is electric or water-based underfloor heating cheaper?

Electric is cheaper to install, at roughly R400 to R900 per m² against R800 to R1,800 for water-based. Water-based systems cost less to run over large areas, especially with a heat pump. For one or two rooms, electric usually wins on total cost. For a whole new home, water-based is often worth pricing.

How much does underfloor heating cost for a bathroom?

For a typical 6 m² bathroom, expect roughly R5,500 to R8,000 for electric heating alone. If the job includes levelling and tiling labour, 2026 guides put the total closer to R6,900 to R15,600. Small bathrooms cost more per m² than living areas because the thermostat and connection costs are spread over less floor.

Why do hydronic quotes vary so much?

The heat source is a big part of it. One 2026 contractor guide puts a boiler at R15,000 to R35,000, plus R2,500 to R6,000 for a manifold and R3,500 to R8,000 for a pump. Whether those sit inside the per-m² rate or are listed separately changes the headline figure. Ask each installer to break them out.

Can I save by tiling over the heating myself?

Possibly, but be careful. A damaged cable under a finished floor is expensive to find and fix. If you do your own tiling, ask the installer to test the system before and after, and record the readings. Some won't cover the system under warranty if someone else laid the floor.

Are these prices including VAT?

One specialist installer's prices are stated to include VAT. The other guides don't say. Ask each company to show VAT on a separate line. Requesting quotes through Home Improvement Hub is free, and up to 3 underfloor heating installers can quote.
