A basic gypsum board ceiling with H-strip joints starts at about R150 to R350 per m² installed, while a seamless Rhinolite finish runs roughly R300 to R500 per m². PVC is about R200 to R350 per m², and bulkheads cost R500 to R900 per m². Replacing a 20 m² bedroom ceiling with a skimmed finish and insulation comes to roughly R8,600 to R16,000.

Ceiling work is priced per square metre of ceiling, which is roughly the floor area of the room. The rate usually covers the brandering (the timber or steel framework the boards hang from), the boards or panels, the cornice, cut-outs for lights and clean-up. Published 2026 price guides put most ordinary residential ceilings at roughly R150 to R550 per m².

The type of finish makes the biggest difference. Plain gypsum boards with visible H-strip joints are cheapest. Skimming the whole ceiling with Rhinolite for a seamless look adds plastering labour. PVC panels suit bathrooms and other damp rooms, while bulkheads are custom work and price accordingly.

Most of the figures here come from 2026 price pages published by Gauteng ceiling contractors, so coastal and rural prices may differ. One Pretoria guide says its prices exclude VAT, and the others don't say. Painting is often excluded too. Treat these ranges as a planning tool and get every quote in writing.

What moves the price

Pushes the price up

  • Removing the old ceiling. Stripping and disposing of a damaged ceiling adds to every square metre. Quotes vary widely on this line.
  • Water or structural damage above. Rotten brandering, a leaking roof or a sagging truss must be fixed before new boards go up.
  • Asbestos. Older ceilings may contain asbestos. One Gauteng guide prices removal at R200 to R400 per m².
  • High or raked ceilings. Cathedral and double-volume ceilings need scaffolding and more labour.
  • Lights and cut-outs. Each downlight or extractor adds cutting time, and electrical work is priced per point.
  • Bulkheads and detailing. Multiple levels, curves and hidden LED strips are slow, skilled work.

Brings the price down

  • Choosing H-strip over a skimmed finish. You skip the plastering step and save roughly R150 per m².
  • Keeping sound brandering. If the framework is straight and dry, it can often be reused.
  • Doing several rooms at once. A bigger job spreads the call-out and set-up costs.
  • Painting it yourself. Many ceiling quotes exclude paint, so you can do that part at your own pace.
  • Repairing a section instead of the whole room. A small hole or crack costs far less than a full replacement.

A 20 m² bedroom ceiling: a worked example

Say a 4 m by 5 m bedroom ceiling was damaged by a roof leak and needs replacing. The roof has already been fixed. You want a seamless Rhinolite finish and insulation while it's open. Using the ranges on this page:

  • Removing the old ceiling: 20 m² × R50 to R100 = R1,000 to R2,000
  • New gypsum ceiling with Rhinolite skim: 20 m² × R300 to R500 = R6,000 to R10,000
  • Adding insulation while the ceiling is open: 20 m² × R80 to R200 = R1,600 to R4,000
  • Estimated total: roughly R8,600 to R16,000, before paint

Changing the spec

With plain H-strip boards instead of a skim, the board line drops to R3,000 to R7,000, and the total to about R5,600 to R13,000. A bathroom in PVC would come to roughly R4,000 to R7,000 for the panels alone on the same area.

What a ceiling quote should include

Ceiling quotes vary a lot in what they leave out. Before you compare totals, check that each one covers:

  • The measured area and the ceiling type, including board thickness
  • Whether the brandering is new or reused, and what it's made of
  • Removal and disposal of the old ceiling
  • Cornices: profile and whether they're included in the m² rate
  • Cut-outs for lights, fans and extractors
  • Primer and paint, or a clear statement that painting is excluded
  • VAT, and how long the workmanship is guaranteed

What repairs usually cost

Not every damaged ceiling needs replacing. Published repair prices start at about R500 to R1,500 for a small crack or hole, and run to R1,500 to R5,000 or more for a water-damaged section. Kandua lists water-damage repairs at R600 to R1,200 per m², including moisture treatment.

A sagging ceiling is a different job, because the cause is usually the brandering or a leak above. Expect R2,000 to R12,000 depending on how far it has dropped and what needs to be re-fixed. Always fix the leak first, or you'll be paying for the ceiling twice.

Ways to keep the cost down

  • Use H-strip boards in garages, store rooms and outbuildings where looks matter less.
  • Save bulkheads for the one room where they make a difference, such as the lounge.
  • Plan downlights before the ceiling goes up, so the installer cuts holes once.
  • If the roof needs work too, do it first and get both quotes at the same time. See our roofing cost guide.

Do prices differ by region?

A Johannesburg handyman's 2026 guide shows how much rates move even within Gauteng: about R350 to R500 per m² in Johannesburg, R400 to R600 in Sandton and R300 to R450 in Pretoria for a finished ceiling. We didn't find comparable published figures for other provinces.

Ceilings cost questions

What is the cheapest type of ceiling?

Gypsum boards with H-strip joints are usually the cheapest, at about R150 to R350 per m² installed. Polystyrene and basic PVC can come close. The trade-off is appearance: the joint strips stay visible. In a garage or outbuilding that rarely matters, but in a living area many people choose a skimmed finish instead.

How much does Rhinolite add to a ceiling?

Going from an H-strip finish to a full Rhinolite skim adds roughly R150 per m², based on 2026 guides that put H-strip at R150 to R250 and Rhinolite at R300 to R500 per m². You're paying for a plasterer's time to skim the whole surface, which gives a smooth, joint-free finish that's ready for paint.

Is a PVC ceiling cheaper than gypsum?

PVC costs about the same as a basic gypsum ceiling, roughly R200 to R350 per m² installed, and less than a skimmed one. It doesn't need painting and copes with moisture, which is why it's popular in bathrooms, kitchens and patios. It can look less refined in a living room, and cheaper panels may sag in hot roof spaces.

Will my ceiling quote include painting?

Often not. Several 2026 contractor guides say quotes cover boards, framework, cornices and cut-outs, while paint is commonly extra. Ask directly. If you want the painting done too, our [painting cost guide](/cost-guides/painting) gives typical per-m² rates.

How do I get an accurate price?

Measure each room and note the ceiling type you want, any damage and the number of lights. Then compare like-for-like quotes. You can request up to three [ceiling quotes](/services/ceilings) through Home Improvement Hub at no charge, and ask each installer to itemise removal, cornices and painting.
