Painting prices at a glance

Most painters charge about R45 to R120 per m² for interior walls and R55 to R200 per m² for exterior walls, paint and labour included. A typical bedroom costs about R2,000 to R6,000, and a whole three-bedroom interior roughly R15,000 to R35,000. Cape Town rates sit at the top of these ranges.

Painters in South Africa usually price by the square metre of wall or ceiling, or by the room for smaller jobs. Price guides published in 2026 put interior walls at about R45 to R120 per m² with paint, and exterior walls at about R55 to R200 per m² once preparation is included. Those rates normally cover two coats.

Labour is the bigger share. Labour-only rates sit around R35 to R95 per m², and experienced painters who charge by the hour quote R450 to R900. Paint is the other variable. Kandua lists basic water-based paint at R200 to R500 for 5 litres and premium paint at R1,000 to R1,500 or more for 20 litres, so your choice of brand can move the total noticeably.

None of the sources we used states whether its figures include VAT, and some mix labour-only and all-in prices. Ask every painter to quote on the same basis: the same number of coats, the same paint and VAT shown separately.

What moves the price

Pushes the price up

  • Poor surfaces. Cracks, flaking paint and damp patches need scraping, filling and priming. Completo estimates this adds 20 to 40% to labour time.
  • Height. Double-storey exteriors need scaffolding, which one guide prices at R3,000 to R10,000 per day.
  • Premium paint. Higher-grade paints cost more per litre but last longer. One guide quotes 8 to 10 years against 3 to 5 for budget paint.
  • Big colour changes. Going from dark to light, or the reverse, may need an extra coat.
  • Lots of detail. Burglar bars, window frames, cupboards and decorative mouldings are slow to paint.
  • Furnished rooms. Moving and covering furniture adds time to every room.

Brings the price down

  • Sound walls. If the existing paint is in good condition, preparation is quick and cheap.
  • Same or similar colour. A colour refresh can often be done in fewer coats.
  • Empty rooms. Painting before you move in, or while the room is cleared, saves labour.
  • Doing the whole house at once. Larger jobs usually earn a lower rate per m².
  • Mid-range paint from a known brand. It avoids both the short life of the cheapest paint and the premium of top-tier ranges.

A 30 m² lounge: a worked example

Take a lounge of 5 m by 6 m with a 2.7 m ceiling, one door and one large window. The wall area is about 55 m² after subtracting the openings. The ceiling is 30 m². Using the ranges on this page:

  • Walls: 55 m² × R45 to R120 = R2,475 to R6,600
  • Ceiling: 30 m² × R35 to R110 = R1,050 to R3,300
  • Door, frame and skirting: 3 items × R200 to R500 = R600 to R1,500
  • Estimated total: roughly R4,100 to R11,400

How that compares

A 2026 Cape Town guide quotes R5,000 to R12,000 for an open-plan lounge, which lines up with this estimate. The low figure assumes sound walls and a budget paint. The high figure allows for crack filling, a primer coat and better paint.

How to measure your walls for a quote

Add up the length of all the walls in a room, multiply by the ceiling height, and subtract roughly 2 m² per door and the size of each window. Do the ceiling separately: it's just the floor area. Knowing your own measurements makes it easy to check whether a quote's per-m² rate is reasonable.

For an exterior, measure each wall face, including the gables. Note the number of storeys, because anything above about 3 m usually needs a ladder system or scaffolding.

What a painting quote should list

  • The areas being painted, in m² or by room
  • Surface preparation: washing, scraping, crack filling and priming
  • Paint brand, product range and number of coats
  • Who supplies the paint, and whether it's included in the price
  • Doors, frames, burglar bars, fascias and gutters, priced per item
  • Scaffolding or access equipment, and clean-up
  • VAT and the workmanship guarantee

Saving money without a poor finish

  • Do the preparation yourself if you're able: move furniture, take down curtains and wash the walls.
  • Buy a good mid-range paint and let the painter supply labour only, if they're happy to.
  • Leave ceilings in good condition alone, and repaint only the walls.
  • Combine exterior painting with any damp or crack repairs so you pay for access once. See our waterproofing cost guide.

Do prices differ by region?

A 2026 national price guide puts Johannesburg and Pretoria at about R45 to R110 per m², and Cape Town higher at about R55 to R160 per m². A separate Cape Town painter guide quotes up to R200 per m² for exterior walls once preparation and paint are included.

Painting cost questions

How much does it cost to paint one room?

A bedroom or small living room typically costs about R2,000 to R6,000 for walls and ceiling, according to 2026 price guides. A small study or bathroom can come in under R3,500. An open-plan lounge can reach R12,000. The price depends mostly on wall area, how much repair work is needed and the paint you choose.

Why does exterior painting cost more than interior?

Outside walls need more preparation: washing, scraping loose paint, filling cracks and sometimes treating damp. Exterior paint is also more expensive per litre. Height adds cost too, because ladders and scaffolding take time to set up. That's why exterior rates run up to about R200 per m², compared with about R120 inside.

Is it cheaper to buy the paint myself?

It can be. Labour-only rates run about R35 to R95 per m², and you control the brand and price of the paint. The risk is buying the wrong product or quantity. Ask the painter how much paint they'll need and which primer suits your walls before you buy.

Do painters charge by the hour or by the square metre?

Most quote per m² or per room for full jobs. Some charge by the hour for small touch-ups, typically R450 to R900 an hour according to 2026 guides, and some add a call-out fee of R350 to R750. For anything bigger than a single wall, ask for a fixed quote rather than an hourly rate.

How do I compare painting quotes fairly?

Make sure each quote covers the same areas, the same number of coats and the same paint. Check that preparation is described, not just mentioned.
