How much does waterproofing cost in South Africa?
Waterproofing a flat roof usually costs between R70 and R500 per square metre, depending on the system. Rising damp treatment is priced per metre of wall, from about R350.

Liquid-applied membranes cost roughly R70 to R300 per m² and torch-on bitumen about R120 to R500 per m², with a typical small flat roof landing between R12,000 and R35,000. Chemical damp-proof injection for rising damp runs about R350 to R600 per metre of wall, and more than double that once the wall is replastered.
| What | Typical price | Notes |
|---|---|---|
| Torch-on bitumen membrane, flat roof | R120–R500/m² | Sources disagree. One national guide starts at R120, while Western Cape contractors quote R200 to R500. Stripping a failed membrane first costs R350 to R600 per m² all in. |
| Liquid-applied membrane (acrylic or polyurethane) | R70–R300/m² | Fibre-reinforced systems with several coats sit at the top of the range. |
| Rising damp: chemical damp-proof course injection | R350–R600/metre | Measured along the length of the affected wall. |
| Damp-proof coating on exterior walls | R80–R150/m² | |
| Rising damp: injection plus replastering | R900–R1,600/metre | From one Western Cape guide, so treat as indicative. |
| Shower waterproofing (standard shower or small bathroom) | R2,000–R7,500 per project | Stripping out and re-waterproofing an existing tiled shower was quoted at R12,000 to R25,000. |
| Balcony waterproofing | R3,500–R12,000 per project | Lifting and relaying the tiles as well raises this to R15,000 to R30,000 for a typical balcony. |
| Parapet walls and roof-to-wall junctions | R220–R450/metre |

Waterproofing covers several quite different jobs, so there's no single price. Flat roofs and balconies are priced per square metre of membrane. Rising damp is priced per metre along the wall. Showers and small areas are usually quoted as a fixed job. Published 2026 guides put most roof membranes between R70 and R500 per m², and chemical damp-proof injection at R350 to R600 per metre.
Preparation drives the price more than the product does. Cleaning, cutting out blisters, repairing cracks and priming take most of the labour on a roof. With rising damp, the bigger cost is often hacking off salt-damaged plaster and replastering the wall, which can more than double the bill for the injection alone.
Two of the three guides we used come from Western Cape companies, and none states whether its figures include VAT. Where the sources disagree, as with torch-on, we've shown the full range. Use these numbers to sense-check quotes rather than as a fixed price.
What moves the price
Pushes the price up
- Failed old membranes. Stripping a blistered or lifting membrane before relaying adds cost and time.
- Poor falls and ponding. Water that sits on a flat roof needs screed or outlet work before any membrane will last.
- Tiles in the way. Balconies and showers often need the tiles lifted, which turns a few thousand rand into tens of thousands.
- Replastering. Salt-contaminated plaster from rising damp usually has to be removed and redone.
- Difficult access. One guide adds R75 to R150 per m² for awkward areas.
- Peak season. A Western Cape builder says October to March work can cost 10 to 20% more.
Brings the price down
- Catching it early. A UV topcoat renewal at R60 to R120 per m² is far cheaper than a new membrane.
- Liquid membranes on small or detailed areas. They usually cost less per m² than torch-on.
- Fixing a bridged damp-proof course. Lowering soil or paving against a wall can sometimes avoid injection entirely.
- Doing the shower during a renovation. Waterproofing under new tiles costs about R3,000 to R8,000, compared with R12,000 or more to strip and redo it later.
- Booking in the dry months. Contractors are less busy and work isn't held up by rain.
A 40 m² flat roof: a worked example
Say you have a 40 m² flat concrete roof over an extension, with some cracks and a leaking junction where it meets the main house wall. You choose a torch-on system. Using the ranges on this page and published surface-repair rates:
- Torch-on membrane: 40 m² × R120 to R500 = R4,800 to R20,000
- Surface repairs and priming: 40 m² × R50 to R200 = R2,000 to R8,000
- Roof-to-wall junction: 10 m × R250 to R450 = R2,500 to R4,500
- Estimated total: roughly R9,300 to R32,500
Checking against published job totals
A 2026 Western Cape guide puts a typical 40 m² flat roof at R12,000 to R24,000, and a national guide quotes R12,000 to R35,000 for a typical house. Our estimate falls inside those figures. The low end assumes a sound surface and a basic membrane. The high end assumes plenty of repairs and a heavier membrane.
Rising damp along 12 metres of wall
Rising damp is measured in running metres. If 12 m of wall is affected, chemical injection alone at R350 to R600 per metre comes to R4,200 to R7,200. If the plaster is salt-damaged and needs replacing, the full treatment at R900 to R1,600 per metre comes to R10,800 to R19,200.
One Western Cape guide puts a typical home's affected walls at R15,000 to R40,000 in total. Make sure the quote states the length treated, the product used and whether replastering and repainting are included.
What a waterproofing quote should spell out
- The area in m², or the wall length in metres, being treated
- The cause the contractor has identified, in writing
- The system by name, the number of layers and any reinforcing fabric
- Preparation: stripping, crack repair, priming and any screed for falls
- Detailing at parapets, outlets, upstands and wall junctions
- Replastering, retiling or repainting, if they're needed
- The guarantee period, what voids it and whether VAT is included
Do prices differ by region?
A Wellington building company's 2026 guide says Cape Town prices run about 10 to 15% above other metros, and rural areas about 15 to 20% lower. A national guide agrees that Cape Town is slightly dearer, with Johannesburg and Pretoria marginally cheaper.

Is torch-on or a liquid membrane cheaper?
Liquid membranes are usually cheaper per m², at about R70 to R300 against roughly R120 to R500 for torch-on. Torch-on tends to last longer on large, exposed flat roofs, so the cheaper option isn't always the better value. Liquid systems also suit small areas with lots of corners and penetrations, where cutting and sealing sheets takes time.
How much does rising damp treatment cost for a whole house?
It depends on how many metres of wall are affected. A 2026 Western Cape guide puts a typical home at R15,000 to R40,000, including replastering. If only one or two walls are affected and the plaster is sound, injection alone at R350 to R600 per metre can come to well under R10,000.
How much does it cost to fix a leaking shower?
Regrouting and renewing the silicone costs roughly R1,500 to R4,000, but that only helps if the waterproofing under the tiles is sound. Stripping out an existing shower and re-waterproofing it was quoted at R12,000 to R25,000. If you're renovating the bathroom anyway, waterproofing adds only about R3,000 to R8,000.
Why do waterproofing quotes vary so much?
Contractors often propose different fixes for the same problem. One may suggest a coating over the old membrane, another a full strip and torch-on. Ask each to explain the cause and name the system. Can I wait until winter to waterproof?
Membranes need a dry surface, so most work is done in dry spells. In the Western Cape that means summer. One local builder notes that October to March demand adds 10 to 20% to prices there. Book early and get the roof assessed before the rainy season, or you may be paying for ceiling repairs too.
