Metal sheeting such as IBR typically costs about R350 to R800 per m² supplied and fixed, and concrete tiles roughly R500 to R1,100 per m². A full re-roof with stripping, battens and underlay runs about R550 to R1,200 per m², so a 150 m² house roof often lands near R90,000 to R210,000. Minor leak repairs are usually R850 to R4,500 a job.
| What | Typical price | Notes |
|---|---|---|
| IBR or corrugated metal sheeting, supplied and fixed | R350–R800/m² | Thin 0.4 mm sheet sits at the bottom. A Western Cape guide quotes coated steel at R750 to R1,300, so coastal specs can run well above this. |
| Concrete roof tiles, supplied and laid | R500–R1,100/m² | Most quotes at this level include battens and underlay. Check that yours does. |
| Full re-roof including stripping, battens and underlay | R550–R1,200/m² | Assumes the trusses are sound. A Western Cape guide puts a re-roof with new timber at R1,400 to R2,200 per m². |
| Minor leak repair (a few tiles, a flashing or a sheet fixing) | R850–R4,500 per project | Rotten timber or a failed parapet pushes a repair to R3,500 to R12,000 or more. |
| Clay roof tiles, supplied and laid | R700–R1,200/m² | From a single Cape Town guide, so treat this row as indicative. |
| Stripping and disposing of an old roof (non-asbestos) | R50–R150/m² | |
| Ridge capping replaced or re-bedded | R180–R450/metre | |
| Roof inspection or assessment | R450–R3,500 per visit | A quick visual check costs well under R1,000. A written report or compliance-style inspection costs more. |

Roofing prices are quoted per square metre of roof area, which is always larger than the floor area of the house because of the pitch and the overhangs. Published 2026 price guides from South African roofing companies and cost aggregators put metal sheeting at roughly R350 to R800 per m² and concrete tiles at roughly R500 to R1,100 per m², supplied and fixed.
Whether you need a repair or a new covering matters far more than the material. Replacing a handful of cracked tiles or resealing a flashing usually costs a few thousand rand. Stripping and replacing an entire roof is one of the largest bills a homeowner faces, and it climbs again if the battens or trusses underneath have to go as well.
The sources disagree on VAT. One national guide says its prices exclude VAT, while others don't say either way. Several are also written by Cape Town companies, where rates tend to be higher. Use the figures here to plan a budget and test quotes, then ask every contractor to put VAT on its own line.
What moves the price
Pushes the price up
- Rotten or undersized timber. New battens, purlins or trusses can roughly double the per-m² rate of a re-roof.
- Asbestos. Old fibre-cement sheets must be removed by a registered contractor. One Cape Town guide quotes R180 to R520 per m² for this alone.
- Steep or complex roofs. Hips, valleys, dormers and double storeys mean more cutting, more flashing and usually scaffolding.
- Coastal specifications. Heavier-gauge or specially coated sheeting resists salt air but costs more per m².
- Heavier coverings on a light structure. Changing from sheeting to tiles means checking whether the trusses can carry the extra weight.
- Scaffolding and skips. These are often quoted separately and can add R5,000 to R17,000 on a typical house.
Brings the price down
- Repairing instead of replacing. If the problem is local, fix the flashing, valley or ridge rather than the whole roof.
- Standard IBR sheeting. It's the cheapest covering per m² and the quickest to fix on a low-pitch roof.
- Reusing sound timber. When the battens and trusses pass inspection, you pay only for the covering.
- A simple roof shape. A plain gable roof has fewer junctions to detail than a hipped roof with valleys.
- Planning before the rains. Emergency storm work is rushed. A planned job lets you compare quotes properly.
A 150 m² concrete tile re-roof: a worked example
Picture a single-storey house with about 150 m² of roof area. The old tiles are cracked and porous, but the trusses are sound. The plan is to strip the roof and lay new concrete tiles. Using the ranges on this page:
- Stripping and disposal: 150 m² × R50 to R120 = R7,500 to R18,000
- New concrete tiles with battens and underlay: 150 m² × R500 to R1,100 = R75,000 to R165,000
- Ridge capping: 20 m × R180 to R450 = R3,600 to R9,000
- Scaffolding: about R3,000 to R12,000
- Skip hire: about R2,500 to R5,000
- Estimated total: roughly R91,600 to R209,000
Where the real bill may land
Published totals for a full house roof range from about R45,000 (a national figure excluding VAT) to R280,000 (a Western Cape figure for a three-bedroom home). If the inspection finds rotten timber, budget for the higher end. If you choose IBR sheeting instead of tiles, the covering line could drop by a third or more.
What a roofing quote should spell out
Roofing quotes are easy to make look cheap by leaving things out. Ask each roofer to itemise the following, so you can compare three quotes on the same basis:
- The measured roof area in m², not the floor area of the house
- The covering: brand, profile and, for sheeting, the gauge in millimetres
- Whether battens, underlay and fixings are new or reused
- Ridges, hips, valleys and flashings, priced per metre
- What happens, and at what rate, if rotten timber is found
- Scaffolding, stripping, rubble removal and skips
- Workmanship guarantee period and whether VAT is included
Small repairs and what they typically cost
Most roofing calls are for leaks, not new roofs. A 2026 national guide lists single tiles at R25 to R65 each, but a call-out fee of R350 to R600 usually applies on top, so even a tiny job costs several hundred rand. Replacing a batch of slipped tiles, re-bedding a stretch of ridge or renewing a flashing generally falls between R1,500 and R8,000.
Rusted sheets are priced per sheet. A Western Cape guide quotes R850 to R1,500 each, fitted. Valleys run R450 to R800 per metre. If several of these are needed at once, ask whether a roof restoration at R80 to R180 per m² would be better value than piecemeal repairs.
Costs people forget
- Ceiling damage from the leak itself. Water-stained boards are a separate job, often R180 to R420 per m².
- New gutters and fascias if the old ones are rotten. These are usually priced per metre.
- Engineer sign-off when the roof structure is changed or replaced.
- Insulation, which is cheapest to add while the roof is open.
Do prices differ by region?
A 2026 national price guide puts a 150 m² roof replacement at about R55,000 to R100,000 in Johannesburg, R65,000 to R120,000 in Cape Town and R45,000 to R90,000 in Pretoria, excluding VAT. Its two-person crew day rates follow the same pattern.
A Gauteng contractor's guide adds about 5 to 12% for coastal and humidity specifications in Cape Town and Durban, and 10 to 15% for inland rural jobs where materials must travel further.

Is IBR sheeting cheaper than a tiled roof?
Usually, yes. Standard IBR sheeting starts around R350 per m² fixed, while concrete tiles start nearer R500 per m². Sheeting is also lighter, so the roof structure can be simpler. The gap narrows once you add insulation under the sheets to cut noise and heat, and coastal-grade coated sheeting can cost as much as tiles.
How much does it cost to fix a leaking roof?
A minor leak caused by a few cracked tiles or a failed flashing typically costs R850 to R4,500 to repair, according to 2026 price guides. If water has rotted a truss or the leak comes from a parapet wall, expect R3,500 to R12,000 or more. Finding the source properly matters, because sealing the wrong spot just means paying twice.
Should I repair or replace my roof?
Compare the repair quote with the cost of replacement. If repairs keep recurring or the covering is failing everywhere, re-roofing at R550 to R1,200 per m² may be better value over ten years than patching. If the problems are confined to flashings, valleys or a few tiles, repair is almost always cheaper. Ask the roofer to explain their recommendation in writing.
Does a roof inspection cost money?
Many roofers quote for free, but a formal inspection is often charged. Published prices range from about R450 for a quick visual check to R3,500 for an inspection with a written report. A paid report can be worth it before buying a house or making an insurance claim, because it records the roof's condition independently.
Why are some roofing quotes so much cheaper than others?
A low quote often reuses old battens and underlay, uses thinner sheeting, or leaves out scaffolding, ridges and rubble removal. Compare quotes line by line rather than on the total.
