Roofing in the Eastern Cape

Gqeberha's roofs face wind and rain in any month, while those around Mthatha and Komani take their beating in summer. The right roof, and the right time to fix it, depends on which side of the province you're in.

The Eastern Cape sits where South Africa's rainfall patterns meet. A study of the province's rainfall in Climate Dynamics found the western and southern coast, including Gqeberha, gets rain all year, while the eastern and northern interior gets most of its rain in summer. There's no dependable dry season in Nelson Mandela Bay for a long re-roof, so plan the work around the forecast rather than the calendar.

Water is also scarce. The drought across the three Cape provinces was declared a national disaster in February 2026, and even after heavy rain filled Nelson Mandela Bay's dams in May 2026, the metro asked residents to keep saving. If you collect rainwater in a tank, your roof and gutters are your catchment, which is one more reason to keep them in good order.

Gqeberha's gales lift sheeting

On 14 August 2024, the South African Weather Service measured wind averaging 75 km/h and gusting to 93 km/h over Nelson Mandela Bay. The Herald reported damage from Walmer to Bluewater Bay, and in Greenshields Park the metal sheeting covering half of one roof simply flew up. A weather analyst quoted in the same report noted that the August 1991 record was worse still, with gusts of about 139 km/h.

A roof is only as strong as its weakest fixing, and the edges are where wind can get underneath. When a roofer quotes for Gqeberha or Kariega, ask them to explain:

  • how the sheeting or tiles will be fixed at the eaves, verges and ridge, not just in the middle of the roof;
  • whether purlins and roof timbers will be checked and re-fixed to the trusses where they're loose;
  • how loose items on the roof, such as old aerials and solar brackets, will be secured or removed.

Gutters for the rain you actually get

SANS 10400-R requires roof stormwater to be controlled and led away from the house. The Department of Public Works' dolomite manual, which applies that standard, sizes valleys and gutters by rainfall region: 140 mm² of gutter cross-section for every m² of roof in summer-rainfall areas, 115 mm² where it rains all year and 80 mm² in winter-rainfall areas. Downpipes need at least 100 mm² per m² of roof they serve.

In practice, the short, intense summer storms in the east of the province need bigger gutters for the same roof than Gqeberha's steadier rain does. When the June 2025 floods hit the province, worst of all in Amathole and OR Tambo, Daily Maverick reported rooftops ripped from buildings, and the provincial government counted 6,869 households affected, with 2,145 homes partly damaged. Ask your roofer which rainfall region they've sized the gutters for.

Gqeberha and East London insulate differently

Under SANS 10400-XA, the NHBRC's guide puts Port Elizabeth (Gqeberha) in zone 4, temperate coastal, where a new roof assembly needs a total R-value of 3.7 against heat escaping upwards. East London is in zone 5, sub-tropical coastal, where the target is 2.7 against heat coming down. So two coastal cities in the same province have opposite goals: keeping winter warmth in at Gqeberha and keeping summer heat out at East London. See our ceilings and insulation page for options.

Salt air, but milder than Durban's

The national corrosion map in the South African Journal of Science found that, at the same distance from the sea, sites along the Western and Eastern Cape coasts tend to be less corrosive than those in KwaZulu-Natal. Between 150 m and 1 km from the shore, the lowest rate it measured was about 40 µm a year at Oyster Bay, where it's drier and cooler than Durban. Near the beach you still need sheeting and fixings rated for salt air, but ask the roofer to justify the coating class rather than simply quoting the most expensive one.

Roofing prices in the Eastern Cape

We haven't found published roofing prices for Gqeberha, East London or elsewhere in the Eastern Cape. The pricing guides we checked only give figures for Johannesburg, Pretoria, Cape Town and Durban, so there's no reliable evidence that work costs more or less here. Benchmark quotes against the national ranges in the roofing cost guide.

If you're on the coast, ask for coastal-grade sheeting and fixings, and any gutter upgrades, as separate lines so you can see what each adds.

Roofing in the Eastern Cape: questions

When is the best time to re-roof in Gqeberha?

There isn't a guaranteed dry season, because the western and southern coast of the Eastern Cape gets rain throughout the year. Choose a contractor who will open up only as much roof as they can close the same day, and who keeps tarpaulins on site. Inland, in summer-rainfall areas like Mthatha, winter is the safer window.

How much insulation does a new roof in East London need?

East London is in SANS 10400-XA climate zone 5, sub-tropical coastal, where a new roof assembly needs a total R-value of at least 2.7, rated for heat flowing down into the house. Gqeberha, in zone 4, needs 3.7, rated for heat flowing out. Ask your roofer or designer which zone they've used.

My roof sheets lifted in a Nelson Mandela Bay gale. What should I do?

Keep clear until the wind drops, because loose sheets can fly. Then photograph the damage, cover any opening with a tarpaulin, and tell your insurer. Ask for a quote that covers re-fixing the whole roof edge, not just replacing the sheets that moved. You can request up to 3 [roofing quotes](/services/roofing) free through Home Improvement Hub.

Can I harvest rainwater from my roof during the Eastern Cape drought?

Yes. Your gutters and downpipes need to be clean, correctly sized and free of leaks, and the roof surface sound, because every leak is lost water. If you're replacing gutters anyway, ask the roofer to plan the downpipe positions around where your tank will stand.
