Roofing in Gauteng

On the Highveld, the storm that tests your roof usually arrives on a November afternoon, and sometimes it brings ice. Here's what that means for repairs, re-roofing and quotes in Gauteng.

Gauteng gets most of its rain in summer. A study of 32 years of records found the province averaged 587 mm between October and March, much of it from afternoon thunderstorms. Those same storms carry hail, and Gauteng hail has caused some of the largest insurance losses in South African history.

Two other things set Gauteng apart. Johannesburg and Pretoria fall into different climate zones under the national energy-efficiency rules, so the insulation a new roof needs depends on which metro you're in. And the industrial East Rand is harder on bare metal than the suburbs to the north.

Hail: the Highveld's roof breaker

In November 2013 two hailstorms over Gauteng cost the insurance industry about R2 billion, and the storm of 28 November that year was described by PwC as the single worst insurance event in South Africa's history up to then. University of Pretoria researchers note that hailstones over 2 cm across damage roofs and cars, and stones over 3 cm damage buildings.

Their hail model expects southern Gauteng to see more than five days a year with hail larger than 3 cm, though the authors caution that it overestimates large hail. On their figures Gauteng's hail peaks in November, eases towards February and picks up slightly again in March and April. Most falls between midday and early evening.

  • Plan inspections and non-urgent re-roofing for the dry winter months, before the October start of the hail season.
  • After a storm, look for cracked or chipped tiles and dented sheeting, and photograph everything before repairs start.
  • Ask each roofer to state the sheet thickness or tile type in writing so you can compare like with like.

Johannesburg and Pretoria have different insulation targets

SANS 10400-XA sets a minimum total thermal resistance (R-value) for roof assemblies by climate zone. The NHBRC's guide to the standard places Johannesburg in zone 1, the cold interior, where a roof must reach R3.7. Pretoria sits in zone 2, the temperate interior, where the minimum is R3.2. In both zones the rule is aimed at keeping winter heat in.

These targets apply to new houses and extensions. If you're re-roofing an older home, the roof is open anyway, so it's the moment to ask what topping up to your zone's figure would add. Our ceilings and insulation page covers the options.

Corrosion on the East Rand, lightning in the south

A national corrosion map published in the South African Journal of Science measured first-year corrosion of mild steel at about 51 µm a year in industrial Germiston, against an average of about 25 µm a year in Pretoria. Germiston's figure sits on the border between the moderate and high corrosivity classes, so on the East Rand it pays to specify properly coated sheeting and stainless or coated fixings rather than the cheapest option.

The South African Weather Service's lightning climatology recorded 10 to 15 ground flashes per km² a year over southern Gauteng. Under SANS 10400-T, a thatched building or lapa in an area with a flash density above 7 must have a lightning protection system designed and installed by a competent person. If you're re-thatching a lapa in the south of the province, budget for it.

Roofing prices in Gauteng

Gauteng is one of the few places with published metro-level roofing prices. A May 2026 national guide puts a 150 m² tile roof replacement at roughly R55,000 to R100,000 in Johannesburg and R45,000 to R90,000 in Pretoria, with a two-person crew costing R2,200 to R3,500 a day in Johannesburg against R1,800 to R3,000 in Pretoria. A Gauteng contractor's guide treats Johannesburg and Pretoria rates as the national baseline that coastal and rural work is priced above.

For per-m² rates, repairs and a worked example, see the roofing cost guide.

Roofing in Gauteng: questions

When is hail season in Gauteng?

Mainly October to March, peaking in November, according to hail climatologies from the University of Pretoria and earlier SAWS-based research. Storms usually hit in the afternoon. Modelling also shows a smaller rise in hail days in March and April, so a roof that came through December unscathed isn't necessarily safe for the season. Clear gutters and replace slipped tiles before October.

Does a new roof in Johannesburg need more insulation than one in Pretoria?

Yes. Johannesburg is in SANS 10400-XA climate zone 1, where a new roof assembly needs a minimum total R-value of 3.7. Pretoria is in zone 2, where the minimum is 3.2. Your roofer or designer should state which zone they've used and show how the insulation they're quoting reaches the target.

My thatched lapa is in Gauteng. Does it need a lightning conductor?

Probably. SANS 10400-T requires a lightning protection system on thatched buildings and lapas where the flash density is above 7, and SAWS data shows 10 to 15 flashes per km² a year over southern Gauteng. A lapa that uses wire sways needs protection where the density is above 3. A competent person must design and install it to SANS 10313 and SANS 62305.

What should I do first after hail damages my roof?

Make the roof safe and dry. A tarpaulin over broken tiles stops ceiling damage spreading. Then photograph the damage and the hailstones if you can, tell your insurer, and get an itemised quote that separates storm damage from existing wear. Before you request quotes

The questions people ask us most.

Is it really free?

Yes. Requesting quotes costs you nothing. The providers pay to receive requests, which is how the service is funded.

Will I be flooded with calls?

No. Your details go only to the providers quoting on your job, up to 3 of them.

Do I have to accept a quote?

No. Compare the quotes, ask questions, and accept one if it suits you. If none do, you don't have to go ahead.

Are the providers any good?

More than 200 registered service providers quote through our network. Compare quotes carefully, ask for references and photos of past work, and use the checklist on each service page before you hire.

How quickly will I hear back?

The roofers who quote on your job contact you directly by phone or email.

What if I'm not happy with any of the quotes?

You don't have to accept any of them. If the prices are all higher than you expected, ask each provider what's driving the cost. The answers often show what the job really needs.

Is my information safe?

We handle your personal information in line with the Protection of Personal Information Act (POPIA) and share it only with the providers quoting on your job, up to 3 of them. Our privacy policy explains what we collect and your rights.
