Roofing in the Northern Cape
In Kimberley, Upington or De Aar, the sun does more to a roof than the rain. A Northern Cape roof has to handle fierce summer heat, cold winter nights and the occasional storm strong enough to lift sheeting.

Namakwa District's climate change response plan describes the Northern Cape as hot and dry, with a climate like a desert or semi-desert. Most of it gets only 50 to 400 mm of rain a year, mostly in summer, while the west, including Namaqualand, gets its rain in winter. Summer afternoons of 34 to 40°C are common across most of the province, but on winter nights the temperature often drops below freezing.
That makes heat, not water, the main thing your roof is protecting you from. It also means a roof that would be over-specified in Durban or Cape Town may suit Kimberley badly, and the other way round.
The arid-interior insulation target
SANS 10400-XA divides the country into six climate zones. The NHBRC's guide to the standard lists Upington and Kimberley in zone 6, arid interior, where a new roof assembly needs a minimum total R-value of 3.5, rated for heat flowing upwards. That's well above the 2.7 required in the sub-tropical coastal zone, and the heat-flow direction is the same as on the cold Highveld: the rule is aimed at keeping warmth in on those freezing winter nights.
Heat is likely to get worse. The provincial modelling quoted in the Namakwa plan projects average temperatures up 1.6°C over 2020 to 2050 under a medium-mitigation scenario, with about 12 more heat waves. If you're re-roofing, the ceiling space is open anyway, so it's the cheapest moment to bring the insulation up to the zone 6 figure. Our ceilings and insulation page explains the options.
- Ask the roofer or designer to confirm they're working to zone 6 and to show how their build-up reaches R3.5.
- A light-coloured roof covering reflects more of the summer sun; ask the supplier for the colour's solar reflectance if they publish it.
- Check that existing insulation hasn't been flattened or pushed aside by previous work in the roof space.
Dry air that's easy on steel
The national corrosion map in the South African Journal of Science found that dry inland areas with about 400 mm of rain a year or less are best rated very low (C1) to low (C2) for corrosion. At De Aar, mild steel corroded at only about 2 µm a year, one of the lowest rates in the country, and well under 1% of the extreme rates measured on parts of the Western Cape coast.
So in the interior you rarely need to pay for coastal-grade coatings. Spend the money on correct fixings, insulation and good flashings instead. If a quote for a Kimberley or Upington house includes a premium marine-grade product, ask what it's for.
Storm winds on open ground
Rain may be scarce, but storms aren't. In early September 2026 a cut-off low brought heavy rain, strong winds and falling temperatures to the province, and Daily Maverick reported residents in the Sol Plaatje Municipality saying the roofs had blown off their homes. Namakwa's climate plan also notes that the contrast between the cooler coast and the hot interior favours strong winds and storms.
Check fixings before the summer storm season. Ask your roofer to confirm every sheet is screwed down along its edges, that ridge capping is secure, and that roof timbers are tied to the walls.
Roofing prices in the Northern Cape
We haven't found any published roofing prices for the Northern Cape. The national guides we checked only cover the big metros. One contractor's guide says remote sites can run 10 to 15% above urban rates because of transport, access and crew accommodation, which may apply if your town is far from a building supplier. But it doesn't name Northern Cape towns, so treat it as a possibility rather than a rule.
Use the roofing cost guide as your benchmark, and ask for travel and delivery costs as separate lines on each quote.
Where in the Northern Cape
You can request quotes from anywhere in the province, including Kimberley, Upington, Springbok, Kuruman, Kathu, De Aar, Port Nolloth. Choose your region and suburb in the form, and providers who cover your area will quote.
Roofing in the Northern Cape: questions
How much insulation does a new roof in Kimberley need?
Kimberley and Upington are in SANS 10400-XA climate zone 6, the arid interior. A new roof assembly there needs a minimum total R-value of 3.5, rated for heat flowing upwards. This applies to new houses and extensions, but if you're re-roofing an older house it's worth topping up to the same level while the roof is open.
Do I need rust-resistant coastal sheeting in Upington or De Aar?
Usually not. A national corrosion study rated dry inland areas very low to low for corrosion and measured only about 2 µm a year of steel loss at De Aar. Standard coated sheeting with matching fixings is normally enough inland. On the coast around Port Nolloth, salt spray changes the picture, so ask for a product rated for your exact site.
When is the best time for roof work in the Northern Cape?
Autumn and spring are the most comfortable, because summer afternoons regularly reach 34 to 40°C, which is hard and risky work for a crew on a hot roof. Most of the province gets its little rain in summer, so finishing before the storm season also makes sense.
How do I get roofing quotes in the Northern Cape?
Describe the job once on our [roofing page](/services/roofing) and up to 3 roofing contractors can quote, free of charge. Mention your town, because travel distances in the province can be long, and ask each to price insulation separately.
