Roofing in Limpopo

Limpopo's roofs deal with heat for much of the year, tropical downpours in some summers and a hail season that peaks early. And if you're adding solar, your municipality has rules about which roofs can carry it.

Much of the Limpopo basin is semi-arid, but the eastern escarpment gets heavy rain, and every so often a tropical system tracking in from the Indian Ocean over Mozambique dumps far more than usual. That happened over the 2025/26 festive season. From 25 December, rain of up to 400 mm in a few days caused floods across the Waterberg, Capricorn, Vhembe, Mopani and Sekhukhune districts, damaging close to 2,000 homes. The Premier put total damage at more than R4 billion.

Floods like that are mostly about rising water, but a roof that leaks during days of continuous rain makes everything worse. Here's what's particular to roofing in Limpopo.

Heat: a different insulation target north and south

SANS 10400-XA sets the minimum insulation a new roof needs by climate zone. The NHBRC's guide to the standard lists Polokwane in zone 2, the temperate interior, where a roof assembly must reach a total R-value of 3.2 against heat escaping upwards. Makhado is listed in zone 3, the hot interior, where the minimum is 2.7 but the roof has to perform both ways: keeping summer heat out and winter warmth in.

If you're re-roofing in a hot area such as Makhado, the covering is off and the ceiling space is open, so it's the cheapest moment to add insulation. Our ceilings and insulation page explains the options.

A hail season that ends early in the north-east

In the north-eastern provinces, including Limpopo, research on weather-station records found hail falls mainly from October to March, peaks in November and usually strikes in the afternoon. University of Pretoria modelling adds a local twist: by December the extreme north-east of the country is largely hail free. In the far north-east, then, most of the hail risk is packed into October and November. Fix cracked tiles and loose sheets before spring, because midsummer brings the heaviest rain instead.

Putting solar panels on a Limpopo roof

If you're planning solar panels alongside roof work, Limpopo's municipalities have their own requirements, and some affect the roof itself.

  • Polokwane: rooftop solar may not be connected to the grid without the municipality's written approval. Panels that stand more than 1.5 m above the roof, or more than 600 mm above its highest point, also need approval from Planning and Building Development Management.
  • Modimolle-Mookgophong: the municipality does not permit solar installations on asbestos or thatch roofs. It makes the customer responsible for having the installer check the roof can carry the panels' weight, which may mean an engineer's report, and recommends finishing any waterproofing before panels go on.

Easy on metal, mostly

Far from the sea and away from heavy industry, Limpopo's air is mild on steel. A national corrosion map measured first-year corrosion of mild steel at about 12 µm a year in the region towards the Zimbabwe and Botswana borders, which is in the low class. That doesn't mean any sheet will do, but the premium coastal-grade products specified in Durban or Cape Town are hard to justify here on corrosion grounds alone. If one is quoted, ask why.

Roofing prices in Limpopo

We haven't found published roofing prices specific to Limpopo, so there's no reliable evidence that it's cheaper or dearer than the national ranges in our roofing cost guide. One contractor's guide suggests rural and inland jobs can carry a 10 to 15% logistics premium for transport and crew accommodation, which may be relevant if you're far from Polokwane or Tzaneen.

If you're re-roofing with solar in mind, ask for the roof work and any structural checks to be priced separately from the solar installation.

Roofing in Limpopo: questions

Can I put solar panels on my thatched or asbestos roof in Limpopo?

In Modimolle-Mookgophong, no. The municipality's embedded generation requirements state that installations are not permitted on asbestos or thatch roofs. Other municipalities set their own rules, so check before you buy anything. Removing an asbestos roof first must be done by a registered asbestos contractor.

How much insulation does a new roof in Polokwane need?

Polokwane is in SANS 10400-XA climate zone 2, where a new roof assembly needs a minimum total R-value of 3.2, rated for heat flowing upwards. Hotter towns such as Makhado are in zone 3, with a minimum of 2.7 rated for heat flow in both directions. Ask your roofer to show the calculation.

When is the best time for roof repairs in Limpopo?

Winter and early spring. Hail season in the north-eastern provinces runs from October to March and peaks in November, and the heaviest rain, including the tropical systems that caused the January 2026 floods, comes in midsummer. A dry-season repair gives the roofer safe working conditions and you time to compare quotes.

Where do I start if I need a roofer in Limpopo?

Describe the job on our [roofing page](/services/roofing) and up to 3 roofing contractors can quote, free of charge. Mention if solar panels are planned, so the roofer can account for the extra load and fixings.
