Waterproofing and damp proofing in the Free State
Free State damp often starts in the ground, not the sky. On heaving clay, keeping water away from the foundations protects your walls from cracks as well as from moisture.

Much of the Free State sits on some of the most active expansive clays in South Africa. These soils swell when they get wet and shrink when they dry out, and the movement cracks foundations, floors and walls. Every crack is then a new path for rain.
The province is also two different places when it comes to rain. The hot, dry west gets about 450 mm a year, while the cooler north-east gets up to about 1,200 mm. That affects how urgent your waterproofing is and when you should get it done.
Heaving clay: keep water away from the walls
Researchers from the Central University of Technology in Bloemfontein and Tshwane University of Technology, writing about raft foundations on Free State clays, describe how expansive soils cause visible cracks, jammed doors and damaged floors. They recommend an apron around the foundation that slopes away from it, to stop extra moisture moving underneath.
Their work also found that the north-facing side of a house, which gets the most sun, shows the greatest moisture changes. In dry periods large cracks open in the clay on that side, and when rain comes, water runs fast and deep into them and causes heave.
For waterproofing and damp proofing, that means the work around the house matters as much as what's applied to the walls:
- Ask the contractor to check for missing, cracked or back-sloping aprons, especially on the north side.
- Make sure downpipes discharge onto channels that carry water well away from the walls.
- Don't let flower beds or lawns that get watered sit hard against the house.
- Repair wall cracks with flexible fillers and coatings that can take some seasonal movement.
Different rainy seasons, east and west
A Water SA study of the Free State's rainy season found it starts earliest in the north-east: in Thabo Mofutsanyane and most of Fezile Dabi it has begun by mid-November in four years out of five. In central and western Lejweleputswa it starts around early December, and western Xhariep has the shortest season of all. Thabo Mofutsanyane, around Bethlehem and Harrismith, has the longest.
If you're in the eastern Free State, plan flat-roof membranes, parapet repairs and exterior wall coatings for winter and early spring, and aim to finish by October. In Welkom or the drier west you have a few more weeks, but the same rule applies: membranes need a dry surface, and a leak found in the first big storm is harder to fix.
Telling clay damage from rising damp
On heaving clay, cracking and damp often turn up together, and it's easy to blame one for the other. Cracked walls, jammed doors and lifting floors point to soil movement. A horizontal tide mark with salt deposits at the base of a wall points to rising damp. If you see both, have the soil movement looked at as well as the damp, so you are not paying to treat only a symptom. Our waterproofing page explains the different kinds of damp.
Waterproofing and Damp Proofing prices in the Free State
We haven't found published waterproofing prices specific to Bloemfontein or the Free State. One Western Cape building company's 2026 guide says rural areas are generally 15 to 20% cheaper than major metros, but it doesn't name Free State towns, so don't count on that.
Expect the apron, channel and regrading work described above to be priced separately from membranes or damp-proof injection. Ask for it to be itemised, and use the waterproofing cost guide to check the rest.
Where in the Free State

Waterproofing and Damp Proofing in the Free State: questions
Why do the cracks in my Free State house keep coming back?
Most likely because the clay under the house swells in the wet season and shrinks in the dry. Rigid plaster repairs crack again with the next cycle. Keeping water away from the foundations with a sloping apron reduces the movement, and flexible crack fillers and coatings cope better with what's left.
Which side of my house needs the most attention?
Research on Free State raft foundations found the north-facing side, which gets most sun, shows the greatest moisture swings. Cracks open in the dry clay there and let rain in fast. Check that the apron on that side is intact and sloping away, and that no downpipe empties next to it.
When should I waterproof in the eastern Free State?
Before about mid-November. In Thabo Mofutsanyane and most of Fezile Dabi the rainy season has started by then in four years out of five. Book inspections in winter so membranes and coatings can go on a dry surface before the rain arrives.
Can I get waterproofing quotes in the Free State through Home Improvement Hub?
Yes. Describe the problem once and up to 3 waterproofing specialists can quote, free of charge. Ask each one to say whether they think the damp comes from the ground, the rain or soil movement, and what they'd do about drainage around the house.
