Waterproofing and damp proofing in KwaZulu-Natal

On the KZN coast, damp walls aren't always a leak. The air itself is wet for much of the year, so the first job is working out whether the water is coming in or condensing out.

Coastal KwaZulu-Natal is warm and humid. A study of Durban homes in the American Journal of Industrial Medicine gives the city's annual averages as 23°C and 75% relative humidity, conditions the authors say encourage the growth of mould and other biological contaminants indoors. Inland, the climate is drier, but the whole province gets most of its rain between October and March.

That combination means KZN homeowners deal with two kinds of damp at once: rain finding its way in during the wet season, and moisture-laden air that never really dries out. A good contractor will tell you which you have before selling you a product.

Mould from humid air, not just from leaks

In the Durban study, about 36% of the children's sleeping areas inspected had visible water stains or moisture on ceilings, and about 27% had visible mould growth. Cladosporium made up around 60% of the airborne fungi. Opening windows in bedrooms was linked to significantly lower airborne fungi, which points to ventilation as much as waterproofing.

So if mould is gathering on cold corners, behind cupboards or on bathroom ceilings, ask whether ventilation is the real fix. An extractor fan, a vent above the shower or simply keeping windows open can do more than a membrane. If the stains grow after rain, though, you're looking at water coming in.

  • Note whether the patch changes after rain, in dry spells, or only in winter.
  • Ask the contractor to measure moisture in the wall, not just look at it.
  • Use anti-fungal treatments as a clean-up step, not as the cure.

Wet-season rain on walls, parapets and balconies

Mean annual rainfall in KZN rises from about 650 mm in the eastern grasslands to about 1,400 mm in the humid coastal belt, most of it between October and March. That much rain finds every weak point: parapet copings, window sills, and balconies built over living rooms.

Plan exterior waterproofing for the drier months from about May to August. Liquid membranes and elastomeric wall coatings need dry surfaces and time to cure, and a job squeezed between summer downpours is a job that may fail early.

Drying out after a flood

The April 2022 floods, the most catastrophic yet recorded in KwaZulu-Natal according to Wits University researchers, left thousands of homes damaged by floodwater. Walls that stood in water can stay wet for months, and plastering or painting over them too soon traps the moisture and the salts it carried.

If your home has been flooded, let the walls dry fully, remove damaged plaster, and check that the damp-proof course still works before replastering. Ask for moisture readings before and after, and keep them for your insurer.

Waterproofing and Damp Proofing prices in KwaZulu-Natal

Completo's 2026 price guide puts general roof waterproofing in Durban at about R90 to R150 per m², but adds what it calls a humidity tax: mould is a bigger problem, salt air degrades products faster near the coast, and you should budget for more frequent maintenance. We haven't found a reliable source on how much more that maintenance costs.

For the full national ranges, including rising damp and showers, see the waterproofing cost guide. When comparing coastal quotes, ask how often the topcoat must be renewed to keep the guarantee valid.

Waterproofing and Damp Proofing in KwaZulu-Natal: questions

Why is there mould on my walls in Durban when nothing leaks?

Durban averages about 75% relative humidity over the year. Warm, moist air condenses on cooler surfaces, especially behind furniture and in bathrooms, and mould follows. A Durban study found open bedroom windows were linked to lower airborne fungi. Improve ventilation first, and call a waterproofing contractor if the damp grows after rain.

When is the best time for waterproofing in KwaZulu-Natal?

The drier months, roughly May to August. Most of KZN's rain falls from October to March, and membranes and wall coatings need dry surfaces to bond and cure. Booking an inspection in autumn lets the work finish before the summer rain arrives.

My house was flooded. How long before I can replaster?

Only once the walls have dried out, which can take months for thick masonry. Plaster and paint over wet walls trap moisture and salts and will blister. Get a contractor to take moisture readings over time, strip damaged plaster and check the damp-proof course before refinishing.

Does sea air affect waterproofing on the KZN coast?

One 2026 price guide says salt air degrades waterproofing products faster near the coast and recommends budgeting for more frequent maintenance. Ask contractors for products suited to coastal exposure and for the inspection and recoating schedule.
