Cape Town gets about three-quarters of its rain between April and October, when cold, cloudy days give walls little chance to dry.
Two local things change the advice. Older homes were built of soft brick, stone, lime and earth mortar that behave differently from modern walls. And across the Cape Flats, the ground itself fills with water every winter.
Old walls need to breathe, not be sealed
The City of Cape Town's heritage guidelines, Caring for your old building, explain that old walls and floors are soft and porous: they absorb moisture in wet spells and dry out again on sunny days. Trying to seal them usually traps the water. In the City's words, applying oil sealers, membranes or cement plaster to walls with damp problems will merely drive the water higher.
The guidelines recommend soft lime plaster so the wall keeps its porosity, warn that strong cement mixes are usually incompatible with 19th- and early 20th-century buildings. They also flag a common cause of new rising damp: replacing a suspended timber floor with a concrete slab, which pushes ground moisture into the walls. Unblocking or adding sub-floor vents is the preferred fix for rotting floors.
- Ask whether the contractor has worked on old masonry, and what plaster mix they'll use.
- Be wary of quotes that rely on sealing or a hard cement render on an old wall.
- Structures over 60 years old are protected by the National Heritage Resources Act, so check whether you need heritage permission before altering one.
The Cape Flats water table rises in winter
The University of Cape Town's African Centre for Cities describes the ground beneath the Cape Flats as a wetland: low-lying, sandy soil over a naturally high water table that rises when the winter rains come. Flooding there often seeps up from below rather than flowing in, and City of Cape Town figures cited in the same report put 88,000 homes at risk of flooding.
For a brick house on the Flats, that means ground moisture pushing against the base of the walls and the floor slab for months at a time. A working damp-proof course, a floor level well above the outside ground, and paving that slopes away from the house matter more here than on higher, drier ground.
Book in summer, not when it starts leaking
Completo's 2026 price guide says Cape Town waterproofing contractors are booked solid from April to September and recommends booking in summer for better rates and availability.
Do the checks the City's guidelines suggest before May: gutters and downpipes clear and not leaking, water draining away from the house, air vents unblocked, and the ground around the house lower than the floor inside.
Waterproofing and Damp Proofing prices in the Western Cape
This is one province where sources do report a difference. Completo puts general roof waterproofing in Cape Town at about R100 to R180 per m², the highest of the four metros it compares, citing relentless winter rain and older homes with complex roofs. A Wellington building company's 2026 guide says Cape Town rates are typically 10 to 15% higher, which it puts down to coastal conditions, and rural areas about 15 to 20% lower than the metros.
The sources disagree on timing: Completo suggests summer bookings are cheaper, while the Wellington guide says October to March work can cost 10 to 20% more. Get quotes early either way, and see the waterproofing cost guide for itemised ranges.

Waterproofing and Damp Proofing in the Western Cape: questions
Should I use cement plaster to fix damp in my old Cape Town house?
Usually not. The City of Cape Town's heritage guidelines say cement plaster, sealers or membranes on damp old walls tend to drive the water higher, and recommend soft lime plaster that lets the wall breathe. Cut off the water source with a damp-proof course or better drainage first.
Why did rising damp start after we replaced our wooden floors?
The City's heritage guidelines warn that swapping a suspended timber floor for a concrete slab is likely to drive ground moisture into the walls and cause serious rising damp. Moisture that used to escape through the ventilated space under the floor now moves into the masonry. Get the walls assessed before replastering.
Is damp worse on the Cape Flats?
The ground there is sandy, low-lying and sits over a high water table that rises with the winter rains, so walls and floors face more ground moisture than on higher ground. Check that the damp-proof course works, the floor sits above outside ground level, and paving falls away from the house.
When should I book waterproofing in the Western Cape?
Book in late winter or spring for work in the dry summer months. One price guide says Cape Town contractors are fully booked from April to September. You can request up to 3 free [waterproofing quotes](/services/waterproofing-and-damp-proofing) to compare.
