Waterproofing and damp proofing in Limpopo
A house in Tzaneen and a house in Polokwane face very different amounts of water. In Limpopo, where you live on the escarpment matters more than the province you're in.

Much of Limpopo is semi-arid, but the eastern escarpment catches a great deal of rain. Every few years a tropical system from the Indian Ocean brings far more than anyone plans for, as it did in January 2026, when the Premier reported up to 400 mm in a matter of days.
That makes waterproofing in Limpopo a question of location. On the wet, humid escarpment and in the Letaba valley, damp is a regular maintenance item. In the drier west it's more often a one-off caused by a leak or a flood.
Wet, humid escarpment, dry west
A University of Pretoria study covering central and north-eastern Limpopo describes frequent orographic rain along the Great Escarpment, with mean annual rainfall ranging from about 1,000 mm in the central parts to only 300 mm in the west. It describes the Luvuvhu and Letaba catchments, which include Tzaneen and Thohoyandou, as having subtropical temperatures and fairly high humidity. On the SAWS figures it quotes, Tzaneen's average winter minimum is 14°C, against 8°C in Polokwane.
Warm, humid air and frequent rain mean walls and flat roofs on the escarpment rarely get a long spell to dry out. Mould on shaded walls and damp under parapets are more likely there than on the drier plateau. For homes in and around Tzaneen, Haenertsburg or Thohoyandou:
- Have flat roofs and parapets inspected every year, not only when they leak.
- Ask whether a mould-resistant exterior coating suits the walls that get little sun.
- Check that bathrooms and kitchens are ventilated, because humid air on its own causes condensation.
After the January 2026 floods
In her statement of 16 January 2026, Premier Phophi Ramathuba said more than 1,600 homes had been damaged across the Waterberg, Capricorn, Vhembe, Mopani and Sekhukhune districts, many of them washed away. She urged people in low-lying areas or near flooded rivers to move to safety. Daily Maverick reported villages around Giyani cut off for days.
If your home flooded, no membrane will make it safe from the next flood if it sits on a riverbank or in a low-lying spot. Where the house is staying put, let the walls dry out completely, then deal with the damage in order: remove plaster that has blown or holds salt, check the damp-proof course, and make sure the ground and paving now slope away from the walls before replastering.
Using the dry winter
Limpopo gets its rain in summer, so the province has a clear window for exterior waterproofing between about May and September. Book the inspection in autumn, so membranes and coatings go onto dry surfaces and the job is finished before the first summer storms. On the escarpment, where some rain can fall even in the dry season, check the forecast and leave time for surfaces to dry before work starts.
Waterproofing and Damp Proofing prices in Limpopo
We haven't found published waterproofing prices for Polokwane, Tzaneen or anywhere else in Limpopo, so there's no reliable evidence that the work costs more or less here. One Western Cape building company's 2026 guide says rural areas are generally 15 to 20% cheaper than the metros, but it doesn't mention Limpopo.
Use the national ranges in the waterproofing cost guide, and get flood-repair work itemised: stripping, drying, damp-proof course, replastering and coating.

Waterproofing and Damp Proofing in Limpopo: questions
Why does damp keep coming back in my Tzaneen home?
The Letaba area is subtropical and fairly humid, with much more rain than the rest of the province. Walls and roofs rarely get a long dry spell, so damp and mould build up again. Fix any entry points first, then improve ventilation and maintain coatings every year rather than waiting for leaks.
When should I do waterproofing in Limpopo?
In the dry winter months, roughly May to September. Limpopo is a summer-rainfall province, and membranes and coatings need dry surfaces. Book in autumn so the work is done before the summer storms, which can bring very heavy rain when tropical systems move in from Mozambique.
Can waterproofing protect my house from flooding?
Not from floodwater flowing into a house near a river. After the January 2026 floods the Premier urged people in low-lying areas to move to safety. Waterproofing helps a house recover and resist rain and ground moisture. You can request up to 3 [waterproofing quotes](/services/waterproofing-and-damp-proofing) to compare repair plans.
