Waterproofing and damp proofing in North West
Between Rustenburg's black clay and the dolomite under Potchefstroom and Stilfontein, a lot of North West damp work starts in the ground around the house rather than on the roof.

North West's climate varies a great deal: the east of the province is much wetter than the west, and the national climate toolkit for the province expects more intense storms and flooding. What makes waterproofing here different, though, is the ground. Rustenburg has black clay listed among South Africa's most expansive soils, and parts of the Potchefstroom–Klerksdorp corridor sit on dolomite.
On both, uncontrolled water near a house does more damage than a damp patch. Here's what to ask for.
Rustenburg's black clay
The black clay of the Rustenburg area, formed from weathered norite, is listed among the most highly expansive soils in South Africa, according to a soil-testing paper published by the US Transportation Research Board. Its dominant mineral is smectite, a clay mineral known for swelling when it takes up water.
When this clay gets wet next to a wall and stays dry elsewhere, it heaves unevenly, and the walls crack. Those cracks are then where rain gets in. So the cheapest long-term fix for damp in a cracked house on Rustenburg clay is often controlling water at ground level:
- Downpipes discharging into channels or drains, not onto the soil beside the wall.
- A paved or concrete apron around the house that falls away from it, with sealed joints.
- No garden beds, lawns or irrigation hard against the foundations.
- Flexible fillers and elastomeric coatings for wall cracks, rather than rigid plaster patches.
Leaking pipes on dolomite: Potchefstroom and Stilfontein
A 2016 study of dolomite risk management in what was then Tlokwe, now JB Marks, counted 5,693 stands affected by dolomite around Potchefstroom. It found that much of the old underground water infrastructure didn't meet current standards for dolomite, and that some of it was assumed to be leaking extensively. Water running into dolomite from a single point can wash out the soil above it and start a sinkhole.
In April 2026, OFM News reported sinkholes at intersections on Stilfontein Road, on the N12 between Potchefstroom and Klerksdorp, caused by a leaking water pipe at the old reservoir in Stilfontein. If your home is in a dolomite area, a leaking shower, geyser drain or downpipe is a ground-stability issue as well as a damp one. Get a plumber to rule out leaks before waterproofing, and report ground cracks or hollows to the municipality.
Waterlogged homes after storms
The same April 2026 storms left homes waterlogged in Seraleng and Ramochana in Rustenburg, and blew roofs off houses in Khuma and Mamerotse. When floodwater has stood against or inside a house, the walls need to dry out fully before replastering, and the damp-proof course should be checked rather than assumed to be working. Ask the contractor for moisture readings before they quote for finishes.
Waterproofing and Damp Proofing prices in North West
We haven't found published waterproofing prices for Rustenburg, Potchefstroom, Mahikeng or anywhere else in North West, so there's no reliable evidence that work costs more or less here than the national ranges in the waterproofing cost guide.
On black clay or dolomite, the drainage work around the house, such as aprons, channels and regrading, may cost as much as the membrane or damp-proof treatment. Ask for it as separate lines so you can compare quotes properly.

Waterproofing and Damp Proofing in North West: questions
Why do cracks and damp keep returning in my Rustenburg house?
Rustenburg's black clay is among the most expansive soils in South Africa. It swells when wet and shrinks when dry, so cracks reopen with the seasons and let rain in. Keeping water away from the foundations with downpipe channels and a sloping apron, and using flexible crack repairs, works better than repeated replastering.
Is my Potchefstroom home on dolomite?
Possibly. A 2016 study counted 5,693 stands affected by dolomite in the former Tlokwe municipality. Ask JB Marks Local Municipality or check any geotechnical report for your property. On dolomite, fix leaks and ponding first, because water entering the ground can contribute to sinkholes.
My house was waterlogged in the April 2026 storms. What now?
Let the walls dry out completely, then strip damaged plaster, check the damp-proof course and make sure water now drains away from the house before replastering. You can request up to 3 [waterproofing quotes](/services/waterproofing-and-damp-proofing) free to compare repair plans.
