Waterproofing and damp proofing in Gauteng

In much of Gauteng, water that gets into the ground next to your house is more than a damp patch. On dolomite it can start a sinkhole, so where your water goes matters as much as keeping it out.

Most waterproofing jobs are about protecting the inside of a building. In Gauteng there's a second reason to care. About half of Ekurhuleni and parts of Tshwane sit on dolomite, rock that can be eroded from below when water runs into the ground in one spot. Both metros name leaking pipes and poorly drained surface water as the main triggers for sinkholes.

Add summer cloudbursts and clay soils that move with the seasons, and a Gauteng damp problem is often a drainage problem too. Here's what that means when you ask for quotes.

On dolomite, ponding and leaks are a structural risk

The City of Ekurhuleni says about 52% of its land is dolomitic. Its geotechnical engineers describe a sinkhole as a hole caused by water from leaking services and poorly managed surface drainage washing out the ground below, and they list water ponding on a property as one of the warning signs. In February 2025 the City of Tshwane had 61 sinkholes on its priority list, including in Lyttelton Manor in Centurion, and blamed leaking water, sewer and stormwater pipes.

Ekurhuleni's dolomite policy places risk management on private property with the owner, and it excludes sinkholes caused by leaking private services or poor stormwater drainage on an erf from municipal rehabilitation.

  • Ask the contractor where water from the roof, balcony and paving will end up, not just how the membrane keeps it out.
  • Have damp that appears in dry weather checked by a plumber first; a hidden pipe leak is the bigger worry on dolomite.

January downpours on flat roofs and parapets

A study of 32 years of Gauteng rainfall in Water SA found January brings the most heavy-rain days. The central and north-western parts of the province see roughly twice as many extreme single-station falls as the south, and the wettest day on record in the study was 300 mm at Viljoensdrift on 18 December 2006.

Rain arriving that fast tests flat-roof outlets, parapet junctions and balconies. Use the dry Highveld winter to get flat roofs and parapets inspected and re-coated, because membranes need a dry surface to bond and contractors get busy once the storms start.

Clay that cracks walls and lets water in

Expansive clays occur in parts of Gauteng. They swell when wet and shrink when dry, and the movement cracks plaster, walls and floor slabs. Those cracks then let rain through, so penetrating damp in a cracked house can come back after every patch-up.

If your walls crack seasonally, ask whether the contractor will use a flexible filler and elastomeric coating rather than rigid plaster repairs, and whether the paving or soil next to the wall slopes away from the house.

Waterproofing and Damp Proofing prices in Gauteng

One national price guide, Completo's 2026 guide, puts general roof waterproofing at about R95 to R160 per m² in Johannesburg and R90 to R150 per m² in Pretoria, against R100 to R180 in Cape Town. It credits Johannesburg's lower prices to more contractor competition. That's a single source and doesn't name the system, so treat it as a rough guide and use the fuller ranges in the waterproofing cost guide to check quotes.

On dolomite, budget for drainage as well as the membrane. Extra downpipes, sealed paving aprons or regrading the ground next to the house aren't waterproofing products, but they can be the part of the job that protects the structure. Ask for them to be itemised.

Waterproofing and Damp Proofing in Gauteng: questions

How do I know if my Gauteng home is on dolomite?

Ekurhuleni maps its dolomite land into hazard zones, and both Ekurhuleni and Tshwane have dolomite areas on record. Ask your municipality's planning or geotechnical section, or check your property's title conditions and any geotechnical report done when the house was built. If you're on dolomite, sort out leaks and ponding before cosmetic damp work.

Can a leaking shower cause a sinkhole?

On dolomite, any steady leak into the ground can contribute. Ekurhuleni's engineers say underground leaks speed up erosion that leads to sinkholes, and the City excludes sinkholes caused by leaking private services from its rehabilitation. Fix the leak with a plumber, then have the shower properly waterproofed. See our [waterproofing page](/services/waterproofing-and-damp-proofing) for what that involves.

When is the best time to waterproof a flat roof in Gauteng?

Between about April and September. Gauteng's rain falls mainly from October to March, often in afternoon storms, and January has the most heavy-rain days. A dry winter surface lets membranes bond properly, and you avoid the rush once leaks show up with the first storms.

My walls crack every year and the damp comes back. Why?

Possibly expansive clay. It swells in the wet season and shrinks in the dry, reopening cracks that let rain in. Rigid patching tends to crack again. Ask about flexible crack repairs, keeping water away from the foundations, and whether an engineer should look at the movement.
